基于Web的三维立体可视化房地产销售管理信息系统

【摘要】:基于Web的三维立体可视化房地产销售管理信息系统定位于当前剧烈竞争的房地产销售市场的运营业务,可以让企业的销售部门能实现所售房源的3维真实感演示的功能,能方便地为用户提供在三维可视化的条件下从不同的视角直观地观察楼宇整体及内部情况、以及用户中意的房型的真实效果模型,对顾客产生如同身临其境般的感受而不需要顾客亲临现场直接观测,减少了人力物力资源的浪费,同时为顾客购买商品房提供辅助决策的功能。 第一章介绍了当前各类先进的房地产管理信息系统的现状和发展,分析了虚拟现实技术在国内外的房地产业中的发展和应用现状,之后分析了房地产行业销售管理的现状和不足,阐述了本文研究的意义和内容。 第二章首先对系统的需求分析进行讨论,在明确了需求分析后给出系统所要达到的功能目标。其后介绍了系统开发所需要的技术架构,对其中重点使用的虚拟现实技术和Web GIS技术进行了介绍。 第三章在可行性研究的基础上提出了本系统的实现目标、系统的整体框架和详细功能设计,,提出了四个主要的功能目标,即房源模型库维护、房型三维展示、房源的GIS空间定位、网上房源销售业务,并分别介绍了具体实现的方法和过程;同时根据功能需求阐述了后台支持数据库的建立和数据的完整性。 第四章阐述如何集成虚拟现实技术、Web交互技术、三维GIS技术为基础研制开发网络型可视化房屋销售管理系统的方法,并通过三维房源基础模型的组装技术和网络预传技术来完成三维房型模型的网上浏览与演示的功能实现。 本系统的建设,将会大大提高房地产销售工作的效率,丰富房地产商品销售方面的表现形式,弥补房地产业现有系统的单纯文本型数据信息的不足,将房地产的售房管理和GIS系统有机地联系在一起,借助Web地理信息系统强大的空间分析能力有效地为商品房销售管理提高了效率。
[Abstract]:The three-dimensional visual real estate sales management information system based on Web is located in the current competitive real estate sales market, which can enable the sales department of the enterprise to realize the function of 3D realistic demonstration of the house source sold. It can conveniently provide users with visual observation of the overall and internal situation of the building from different perspectives under the condition of three-dimensional visualization, as well as the real effect model of the room type that the user likes. It has an immersive feeling for customers without the need for customers to observe directly in person, which reduces the waste of human and material resources and provides customers with the function of auxiliary decision-making for the purchase of commercial housing. The first chapter introduces the present situation and development of all kinds of advanced real estate management information systems, and analyzes the development and application of virtual reality technology in the real estate industry at home and abroad. Then it analyzes the present situation and shortcomings of sales management in real estate industry, and expounds the significance and content of this paper. In the second chapter, the requirement analysis of the system is discussed, and the functional objectives of the system are given after the requirement analysis is made clear. Then the technical framework for the development of the system is introduced, and the virtual reality technology and Web GIS technology are introduced. The third chapter puts forward the realization goal, the overall framework and the detailed function design of the system on the basis of the feasibility study, and puts forward four main functional objectives, namely, the maintenance of the house source model library and the three-dimensional display of the house type. The GIS spatial positioning of the house source, the sales business of the online house source, and introduces the concrete realization method and the process respectively. At the same time, according to the functional requirements, this paper expounds the establishment of background support database and the integrity of data. The fourth chapter describes how to integrate virtual reality technology, Web interaction technology, 3D GIS technology as the basis of the development of network visual housing sales management system. Through the assembly technology of 3D house source basic model and network pretransmission technology, the function of browsing and demonstrating 3D house model on the Internet is realized. The construction of this system will greatly improve the efficiency of real estate sales, enrich the forms of real estate commodity sales, and make up for the lack of simple text data information in the existing real estate industry system. The real estate sales management and GIS system are organically linked, and the efficiency of commercial housing sales management is effectively improved with the help of the powerful spatial analysis ability of Web GIS.
