河南省文化产业投资公司房产交易管理系统的设计与实现

【摘要】:近些年来,随着房地产行业的火爆现状,房产交易管理业务也向着计算机化、信息化、网络化方向发展,但是目前河南省文化产业投资公司房产交易管理业务的各个环节,如定单管理、合同管理、房源查询、房源查询等各项工作的管理仍然采用的是纸质文件的形式,随着购房人数的增多,公司需要处理的业务量也大大增加,如果仍然沿用之前的管理方式,势必会造成资源的严重浪费,所以需要设计与实现河南省文化产业投资公司房产交易管理系统。河南省文化产业投资公司房产交易管理系统的设计与实现过程中主要始终利用面向对象的分析与设计思想完成房产交易业务的分析,面向对象的设计了系统的各个房产交易功能。技术上,房产交易管理系统通过使用J2EE平台、采用Struts+Hibernate+Spring框架完成系统的多层架构设计,最终完成了房产交易相关数据和视图的分离,技术上将房产交易管理系统打造成易用性、维护性强、扩展方便的系统。本系统实现了对房产交易过程中一系列业务的集中办理,具体实现了房源查询、预约排号、选房确认、定单管理、合同管理、销售日志、变更审批、销售分析、客户自助查询、网上备案等功能。为了有效的实现用户对系统的功能需求,还对这些主要功能进行了细化,例如,房源查询功能满足了用户的销控表显示、平面图显示、意向查询、锁定查询、多栋楼显示、显示内容设置、打印销控表、打印置业计划书等功能;预约排号功能满足了用户系统应用流程介绍、新增预约单、验证预收款、预约变更、作废预约单等功能;定单管理功能实现了小订/认购房、预留房、生成付款详情、打印协议、资料审核、业务变更、申请入会、赠送积分、权益人、作废定单、批量发送短信等功能。系统投入运行之后,能够帮助购房客户更好的实现房源信息的查询操作,方便销售人员对销售信息的分析以及销售日志的记录,从本质上解决房产交易管理工作中的诸多问题,从而帮助河南省文化产业投资公司最大程度的获取利润。

With the increase of the number of people buying houses, The business volume that the company needs to deal with is also greatly increased, if the previous management mode is still used, it is bound to cause serious waste of resources, so it is necessary to design and implement the real estate transaction management system of Henan Cultural Industry Investment Company. In the process of designing and implementing the real estate transaction management system of Henan Culture Industry Investment Company, the object-oriented analysis and design idea is always used to complete the analysis of real estate transaction business, and the object-oriented design of each real estate transaction function of the system. Technically, the real estate transaction management system completes the multi-tier architecture design of the system by using J2EE platform and Struts Hibernate Spring framework, and finally completes the separation of real estate transaction related data and views. Technically, the real estate transaction management system is built into a system of ease of use, strong maintenance and convenient expansion. The system realizes a series of business centralized management in the process of real estate transaction, and realizes the functions of house source inquiry, reservation number arrangement, house selection confirmation, order management, contract management, sales log, change examination and approval, sales analysis, customer self-help query, online filing and so on. In order to effectively realize the functional requirements of the system, these main functions are also refined. For example, the housing source query function meets the functions of the user's sales control table display, plan display, intention query, locking query, multi-building display, display content setting, printing pin control table, printing home purchase plan and so on. The reservation typesetting function meets the functions of user system application flow introduction, new reservation order, verification of advance payment, reservation change, invalidation reservation order management function, small reservation / subscription room, reservation room, generating payment details, printing agreement, data audit, business change, application for membership, giving points, rights holder, invalidation order, batch sending short message and so on. The function of order management realizes the functions of small reservation / subscription room, reservation room, generating payment details, printing agreement, data audit, business change, application for membership, giving points, rights and interests, making invalid order, sending short message in batches, etc. After the system is put into operation, it can help the buyers to better realize the query operation of the housing source information, facilitate the analysis of the sales information and the recording of the sales log, solve many problems in the real estate transaction management in essence, and thus help the cultural industry investment company of Henan Province to obtain the maximum profit.
