我国住房财富效应研究

【摘要】:18大后,国家提出2020年全面建成小康社会,大力推进城镇化,同时,改革开放后的80代人群已经进入房地产购买者行列,在这样的背景下,研究我国房地产价格变动对于不同区域,不同住房类型以及不同收入水平下居民的消费有何影响有着重要的意义。 本文在生命周期-持久收入模型的基础上构建本文的理论模型,通过家庭微观调查数据,实证研究了我国房地产市场的财富效应。文章的主要内容包括以下几个方面: 首先,通过对国内外有关住房财富效应的文献进行梳理,总结不同学者对于房地产市场财富的研究成果,,对当前住房财富效应研究中存在的问题进行评述。其次,在财富效应的基本理论基础上,构建了本文的理论模型,并通过模型对我国房地产市场是否存在财富效应进行了实证检验。最后,在实证研究的基础上,按照本文数据库的特点,对不同住房类型、不同地区以及不同收入水平的家庭住房财富效应进行了研究,得到如下结论:(1)从整体来看我国房地产市场存在着较强的财富效应,但是随着时间的推移,房地产市场的财富效应在变小。(2)对于不同类型的家庭,住房财富效应的表现不同,具体变现为:自有住房者的财富效应要大于租房者的财富效应;经济发达地区有着更强的财富效应;高收入家庭的财富效应更明显。
[Abstract]:After the 18th National Congress, the country proposed to build a well-off society in 2020, vigorously promote urbanization, at the same time, after the reform and opening up, 80 generations of people have entered the ranks of real estate buyers, in this context. It is of great significance to study the effect of real estate price change on residents' consumption in different regions, different housing types and different income levels. This paper constructs the theoretical model of this paper on the basis of the life-cycle-lasting income model, and makes use of the household microscopic survey data. This paper empirically studies the wealth effect of China's real estate market. The main contents of this paper include the following aspects: Firstly, through combing the literature about housing wealth effect at home and abroad, summarize the research results of different scholars on the real estate market wealth. The problems in the research of housing wealth effect are reviewed. Secondly, on the basis of the basic theory of wealth effect, the theoretical model of this paper is constructed. Finally, on the basis of empirical research, according to the characteristics of this database, different housing types are tested. Different regions and different income levels of household housing wealth effects were studied, and the following conclusions: 1) from the overall view of the real estate market in China there is a strong wealth effect, but with the passage of time. The wealth effect of real estate market is becoming smaller. (2) for different types of households, the performance of housing wealth effect is different, the specific realization is: the wealth effect of the owner housing is greater than the wealth effect of the tenant; The developed regions have stronger wealth effect; The wealth effect of high-income households is more pronounced.
