房地产企业跨区域扩张研究

【摘要】:随着我国国民经济的发展和城镇化进程的加快,房地产业得到了快速发展,房地产企业专业化、产业化水平不断提高,跨区域扩张已成为大型房地产企业普遍的实力增长方式。近几年,国家对房地产行业的不断调控,房地产企业所处的生存环境发生了巨大变化,企业优胜劣汰的竞争机制正在形成,原有的资源型、机会型房地产企业将逐步退出市场,闲置土地资源将被逐步激活,房地产行业正面临一个新的发展格局,行业集中度将进一步提高。在此情况下,房地产企业如何抓住机遇进行快速和有质量地跨区域扩张,提高企业竞争能力和发展潜力,己成为房地产企业亟待解决的首要问题之一。 依据我国房地产行业的现状,本文首先针对全国范围内房地产企业跨区域扩张的背景进行宏观分析,然后系统、全面地分析房地产企业关于跨区域扩张的发展历程、扩张动机、扩张模式和扩张风险,尝试着为该领域的研究注入新鲜血液。针对房地产企业跨区域扩张目标城市的遴选,提出了目标城市吸引度概念,建立了目标城市吸引度诊断指标体系,构建了目标城市吸引度诊断模型,并运用SPSS19.0统计软件,,对13个样本目标城市进行了目标城市吸引度的定量诊断,切实做到理论与实际相结合,为房地产企业在跨区域扩张进行目标城市遴选时提供科学合理的决策依据。 本文研究目的是通过分析房地产企业跨区域扩张的理论框架,给进一步的深入研究奠定基础,为房地产企业的跨区域扩张实践提供理论指导,引导房地产企业加强核心能力建设,提高竞争优势。同时,本文的研究对引导行业资源向竞争力强、前景好的房地产企业集中,提高资源利用效率和效用,促进房地产行业的健康发展具有重要意义。
[Abstract]:With the development of China's national economy and the acceleration of urbanization, the real estate industry has been rapid development, real estate enterprises specialization, the level of industrialization continues to improve. Cross-regional expansion has become a common mode of strength growth for large real estate enterprises. In recent years, with the continuous regulation and control of the real estate industry, the living environment of real estate enterprises has undergone tremendous changes. The competitive mechanism of the survival of the fittest of enterprises is forming. The original resource-based and opportunistic real estate enterprises will gradually withdraw from the market, idle land resources will be gradually activated, and the real estate industry is facing a new development pattern. In this case, how to seize the opportunity for real estate enterprises to quickly and qualitatively expand across regions to improve their competitiveness and development potential. It has become one of the most important problems for real estate enterprises to solve. According to the current situation of China's real estate industry, this paper firstly analyzes the background of cross-regional expansion of real estate enterprises nationwide, and then the system. A comprehensive analysis of the development of cross-regional expansion of real estate enterprises, expansion motivation, expansion model and expansion risk. This paper tries to inject fresh blood into the research in this field. Aiming at the selection of cross-regional expansion target cities of real estate enterprises, the concept of target city attraction is put forward, and the diagnostic index system of target city attraction is established. A diagnosis model of the attraction degree of the target city is constructed, and the quantitative diagnosis of the attraction degree of the target city of 13 sample cities is carried out by using the SPSS19.0 statistical software, and the combination of theory and practice is realized. This paper provides a scientific and reasonable basis for real estate enterprises to select target cities in cross-regional expansion. The purpose of this paper is to analyze the theoretical framework of cross-regional expansion of real estate enterprises, to lay a foundation for further in-depth research, and to provide theoretical guidance for the practice of cross-regional expansion of real estate enterprises. At the same time, the research of this paper will guide the real estate enterprises to concentrate their resources to the competitive and promising real estate enterprises, and improve the efficiency and utility of resource utilization. It is of great significance to promote the healthy development of the real estate industry.
