【摘要】:随着生活水平的改善,科学技术的日新月异,人们对住宅的数量、质量和功能要求都在不断提高,这些都成为住宅现代化和工业化发展有力的助推因素。成本因素是现阶段制约我国住宅工业化发展的瓶颈因素之一,对属于资金密集型的房地产企业来说,如何解决工业化住宅所导致的成本增加,是其在推进工业化住宅过程中不得不面对的问题之一。分析并化解住宅工业化发展过程中遇到的高成本问题,是实现住宅产业现代化必须迫切解决的重点和难点。 论文首先介绍了工业化住宅的相关概念、特点,研究了住宅工业化的发展现状,梳理了价值链及成本控制的相关理论。 然后对工业化住宅的内外部价值链进行分析,从价值链角度研究工业化住宅在决策、设计、部件生产、施工等各环节的主要工作内容,结合实际得出工业化住宅的成本控制关键点,并对工业化住宅的成本进行了现状分析。 为进一步探究工业化住宅成本的内在驱动因素,结合战略成本动因理论对工业化住宅的成本驱动因素进行探讨。通过对工业化住宅结构性成本动因和执行性成本动因的排序来探究现阶段影响工业化住宅成本的关键驱动因素。 最后,针对各结构性成本动因和执行性成本动因提出工业化住宅成本控制建议。结合价值链理论,针对工业化住宅生产特点,对工业化住宅设计阶段、部件生产阶段及施工阶段提出成本控制对策。并提出规模化程度、政策、技术及企业内部组织及管理是现阶段影响工业化住宅成本的核心因素。 住宅工业化是住宅产业化发展的必经之路,,而成本是现阶段制约工业化发展的重要影响因素之一。从价值链角度分析工业化住宅的内外部成本价值链,结合实际得出工业化住宅的成本控制关键点;对工业化住宅的结构性动因和执行性动因进行分析,找出关键成本动因;在上述分析的基础上,结合价值链理论和成本动因理论提出工业化住宅的成本控制要点和工业化住宅的发展建议。论文旨在探究工业化住宅推广应用中所面临的成本问题的解决方法和实现综合经济效益最大化的方式。
[Abstract]:With the improvement of living standards and the rapid development of science and technology, people's requirements for the quantity, quality and function of housing are constantly improving. These factors have become a powerful impetus to the development of housing modernization and industrialization. The cost factor is one of the bottleneck factors restricting the development of housing industrialization in our country at the present stage, for the capital-intensive real estate enterprises. How to solve the cost increase caused by industrialized housing is one of the problems it has to face in the process of promoting industrialized housing. It is the key and difficult point that must be solved urgently to realize the modernization of housing industry. Firstly, this paper introduces the related concepts and characteristics of industrialized housing, studies the present situation of housing industrialization, and combs the relevant theories of value chain and cost control. Then it analyzes the internal and external value chain of the industrialized residence, and studies the main contents of the industrial residence in the aspects of decision-making, design, component production, construction and so on from the perspective of the value chain. The key points of cost control of industrialized residence are obtained, and the present situation of cost control of industrialized residence is analyzed. In order to further explore the internal driving factors of industrial housing costs. Based on the strategic cost driver theory, this paper probes into the cost driving factors of the industrialized housing. Through the ranking of the structural cost driver and the executive cost driver of the industrialized residence, the paper probes into the factors that affect the cost of the industrialized residence at this stage. Key drivers. Finally, according to the structural cost drivers and the executive cost drivers, the paper puts forward some suggestions on the cost control of industrial housing. Combined with the theory of value chain, the design stage of industrial housing is given according to the characteristics of industrial housing production. The measures of cost control are put forward in the stage of component production and construction, and the key factors affecting the cost of industrialized housing at present are the degree of scale, policy, technology and internal organization and management of enterprises. Housing industrialization is the only way to the development of housing industrialization, and cost is one of the important factors that restrict the development of industrialization at the present stage. This paper analyzes the internal and external cost value chain of industrialized housing from the perspective of value chain. The key points of the cost control of the industrialized residence are obtained by combining the practice. This paper analyzes the structural and executive motivation of industrialized housing and finds out the key cost drivers. Based on the above analysis. Combined with the theory of value chain and cost driver, the paper puts forward the key points of cost control of industrialized residence and the development suggestion of industrialized residence. The purpose of this paper is to explore the solution to the cost problem in the popularization and application of industrialized residence. The way to maximize the comprehensive economic benefits.
