HF公司基于尚峰汇项目施工管理体系改进研究

【摘要】:进入21世纪20年代以来,作为我国支柱产业的房地产业随着中国经济的快速发展和住房制度的深化改革得到了迅速发展。尤其是作为基础产业的建筑业得到了迅猛发展。但从中国房地产行业角度的发展情况,中国的房地产行业还比较落后,还处于原始阶段,房地产企业的发展也面临许多管理系统等方面的问题,随着项目投资规的模增长,一些施工企业在工程项目承包中以次充好、弄虚作假,恶性竞争的手段恶劣,这些不规范的问题已严重影响了工程建设的顺利发展,给国家和企业的正常发展带来了不可估计的损失。如何提高工程项目施工管理的可行性,全面提升项目施工管理标准和能力,强化企业的管理水平和市场占有率,是目前房地产施工企业迫切需要解决的问题。本文通过对项目管理的国内外现状分析、项目管理理论的发展及应用的论述,进而对项目管理的组织特点进行了描述,谈了一些自己的想法。对“尚峰汇”项目施工过程中进度管理、质量管理、成本控制三方面存在的问题及施工管理方式进行优化分析,间接阐述了HF建筑公司的项目管理现状,提出了解决问题的途径和对策,以便对HF公司在以后实施类似项目时,在项目施工管理实践中有做到有的放矢,同时找寻一条适合本企业发展的施工项目管理路径,进而使得HF建设集团的健康发展能够持续。
[Abstract]:Since 2020s. As the pillar industry of our country, the real estate industry has developed rapidly with the rapid development of Chinese economy and the deepening reform of housing system, especially the construction industry, which is the basic industry. The development of the industry perspective. China's real estate industry is still relatively backward, is still in the original stage, the development of real estate enterprises also face many management system problems, with the project investment regulation model growth. Some construction enterprises in the project contract with substandard, false, vicious means of competition, these non-standard problems have seriously affected the smooth development of engineering construction. To the normal development of the country and enterprises have brought inestimable losses. How to improve the feasibility of project construction management and improve the overall project construction management standards and capabilities. Strengthening the management level and market share of enterprises is an urgent problem to be solved by real estate construction enterprises. This paper discusses the development and application of project management theory through the analysis of the status quo of project management both at home and abroad. Furthermore, it describes the organizational characteristics of project management, discusses some of its own ideas, and manages progress and quality in the construction process of "Shangfeng Huihui" project. The problems in cost control and the construction management methods are optimized and analyzed. The present situation of project management in HF construction company is indirectly expounded, and the ways and countermeasures to solve the problems are put forward. In order to implement similar projects in HF company in the future, in the project construction management practice to achieve a targeted, at the same time to find a suitable for the development of the enterprise construction project management path. So that HF construction group's healthy development can be sustainable.
