上海市青浦A工程项目的质量管理研究

【摘要】：近年来,房地产业发展迅速,人们的需求层次伴随者生活质量水平的提高而提高,与人们生命财产安全密切相关的建筑质量问题愈发受到广泛的关注。工程质量,不仅关系到千家万户的生活质量,也关系到建筑个体单位乃至整个建筑行业的生存。建筑企业为提高自身的市场竞争力,必须增加质量这一重要砝码。面对激烈的市场竞争和不断加码的调控政策,要想赢得客户增加市场占有率,房产企业和建筑单位就必须加强质量的管理和控制,以实现产品质量的最优化,提高市场竞争力。本文首先在学习和借鉴国内外有关项目质量管理理论的基础上,通过对房屋建筑工程质量管理相关概念界定之后,运用定性分析和定量分析相结合的方法,以上海市青浦A工程建设项目为例,对房地产项目的质量管理研究进行深入的分析。论文首先对A工程建设项目的基本情况进行了介绍和分析,并对该项目目前的质量管理现状进行分析,研究发现该A建设项目的质量管理上存在比较弱的全面质量管理的意识和质量管理体系不是很健全。主要表现在以下几个问题上：其一,施工承包商选择上有问题；其二,对建设中的材料和设备质量出现问题；其三,施工方法上出现问题；其四,人员任用和激励等问题,最后针对这些问题进行了相关的因素分析,通过合理管理承包商,加强项目事前、事中、事后控制以及“人、机、料、法、环”五大要素的质量管理与控制形成项目的全面质量管理。对建设工程项目的质量管理与控制具有一定的指导意义。
[Abstract]:In recent years, with the rapid development of real estate industry, the level of people's needs is improved with the improvement of people's quality of life. The construction quality which is closely related to the safety of people's life and property has been paid more and more attention. The quality of engineering is not only related to the quality of life of thousands of households. It is also related to the survival of individual construction units and even the whole construction industry. Construction enterprises in order to improve their own market competitiveness. In the face of fierce market competition and increasing regulation and control policies, to win customers to increase market share, real estate enterprises and construction units must strengthen the quality management and control. In order to achieve the optimization of product quality and improve the competitiveness of the market. Firstly, based on the study and reference of the theory of project quality management at home and abroad, this paper defines the related concepts of quality management of building engineering. By using the method of qualitative analysis and quantitative analysis, the construction project of Qingpu A project in Shanghai is taken as an example. Firstly, the paper introduces and analyzes the basic situation of the A project, and analyzes the current situation of the quality management of the project. The study found that there is a weak awareness of total quality management and quality management system is not very sound in the quality management of the A construction project. The main performance in the following several issues: first. There are problems in the selection of construction contractor; Second, the quality of materials and equipment in the construction problems; Third, there are problems in the construction method; Fourth, the personnel appointment and incentive issues, and finally for these issues carried on the relevant factor analysis, through the reasonable management of the contractor, strengthening the project before, during, after the control and "people, machines, materials, law". The quality management and control of the five elements of the ring form the total quality management of the project, which has certain guiding significance for the quality management and control of the construction project.
