沈阳县域房地产市场与城市经济的协调发展

【摘要】:随着经济的迅速发展,人民生活水平的快速提高,房地产业已经发展成为经济发展中不可或缺的支柱产业,而随着大中城市中心城区逐渐无地可建,在国家加强城镇化发展的大环境下,县域房地产市场成为大家关注的焦点,也是未来房地产市场发展的重点,也必将推动城市经济快速发展。我国县域房地产市场属于被动发展,因此其发展属无规划状态,而对县域房地产市场评价,及其与城市经济协调发展的研究更单薄。因此,针对县域房地产市场评价及其健康发展的研究就变得十分必要。本文首先根据近几年沈阳土地成交宗数、面积的分析,阐述房地产市场近郊区化、郊区化、县域化的趋势,再通过房地产业对沈阳城市经济的贡献率分析,确定房地产对城市经济的重要影响。然后,利用霍尔三维模型思考县域房地产市场评价体系的指标选取,根据层次分析法确定各指标权重,建立县域房地产市场综合评价指标体系,并选取新民市房地产市场进行实例评价分析。最后结合城镇化进程,依据前文的定量与定性分析,对沈阳县域房地产市场与城市经济协调发展给出三方面的建议。基础设施建设落后,并制约了县域房地产市场的发展等研究结论,对于政府有关部门未来解决县域房地产市场问题具有一定的引导作用。
[Abstract]:With the rapid development of economy and the rapid improvement of people's living standards, the real estate industry has developed into an indispensable pillar industry in economic development. In the national environment of strengthening the development of urbanization, the county real estate market has become the focus of attention, but also the focus of the future development of the real estate market. It will also promote the rapid development of urban economy. China's county real estate market is a passive development, so its development is unplanned, and the evaluation of the county real estate market. Therefore, it is necessary to study the evaluation of county real estate market and its healthy development. Firstly, according to the number of land transactions in Shenyang in recent years. Area analysis, the real estate market suburbanization, suburbanization, county trend, and then through the real estate industry to Shenyang urban economy contribution rate analysis, determine the real estate on the urban economy of the important impact. Then. Using Hall three-dimensional model to consider the county real estate market evaluation system index selection, according to the analytic hierarchy process to determine the weight of each index, establish the county real estate market comprehensive evaluation index system. And the real estate market in Xinmin City is selected for the case evaluation and analysis. Finally, combined with the urbanization process, according to the previous quantitative and qualitative analysis. This paper gives three suggestions on the coordinated development of Shenyang county real estate market and urban economy. The infrastructure construction is backward and restricts the development of the county real estate market. For the government departments in the future to solve the county real estate market problems have a certain role in guidance.
