【摘要】:我国旅游地产开发萌芽于20世纪90年代,而真正意义上的形成而是1999年海南“南海传说”、三亚“博鳌国家旅游休闲度假区”的成功开发。此后,共有几十个旅游地产项目在全国开展,并取得了较大的市场反应。近年来,随着我国房地产市场的蓬勃发展及国家对保障房政策的出台和限购令的实施,抑制了城市住宅地产的超速扩张,使得我国房地产发展遭遇了巨大的压力,但这反而在某种程度上推进了旅游地产的发展。目前,国内涉足旅游地产领域的公司在逐渐增多,总数已超过100家,除了国内中信中旅、海航、首创、万科、龙湖、雅居乐等大型品牌企业,还包括国外和港台颇具实力的大公司。此外,北京、上海、海南、广东、深圳等开工的旅游地产项目达到近百个,旅游地产开发已成为中国房地产市场的一大热点。 重庆作为西部改革的热点城市及最年轻的直辖市,其旅游发展异军突起、持续升温,超前的消费理念和丰富多彩的旅游资源为重庆市旅游地产发展提供了强大的经济基础和市场基础。在旅游地产方面,继续保持稳步增长趋势。但是,随着其旅游地产的发展,所凸显出来的问题也越来越多,究其根本原因是旅游地产缺乏科学合理的规划,在一定程度上为旅游地产的发展带来了一些负面影响。然而,现有的研究却不能为这一问题提供很好的理论基础。于是,本文在大量理论研究的总结基础之上,,结合重庆市现状将其旅游地产划分为消夏避暑型、温泉疗养型、古镇民俗体验型、康乐养生养老型四类并构建评价指标体系,运用层次分析法及加权法计算评价结果,对比最终评价结果与重庆市各区县现已开发旅游地产总建筑面积,验证评价的科学性。最后,从对精准定位、科学规划,深挖旅游资源、发展品牌优势,加强政府引导作用,提升旅游地产企业自身竞争力四个方面提出重庆市旅游地产发展建议。
[Abstract]:The development of tourism real estate in China was sprouted in 1990s, and the real formation was the successful development of the South China Sea Legend of Hainan in 1999 and the Boao National Tourism and Leisure Resort in Sanya. In recent years, with the vigorous development of the real estate market in China and the implementation of the national policy on indemnificatory apartment and the implementation of the purchase restriction order, there have been dozens of tourism real estate projects throughout the country. The overspeed expansion of urban residential real estate has been restrained, and the development of real estate in China has been under great pressure, but this has pushed the development of tourism real estate to a certain extent. At present, the number of domestic companies involved in the field of tourism real estate is gradually increasing. The total number has exceeded 100, in addition to China CITIC China Travel, HNA, first, Vanke, Longhu, Yagule and other large brand enterprises, but also include foreign and Hong Kong and Taiwan quite powerful large companies. In addition, Beijing, Shanghai, Hainan, Guangdong, Nearly 100 tourism real estate projects have been started in Shenzhen, and tourism real estate development has become a hot spot in China's real estate market. As a hot city in the western region and the youngest municipality directly under the Central Government, Chongqing's tourism development has sprung up and continues to heat up. The advanced consumption concept and rich and colorful tourist resources provide Chongqing with a strong economic base and market foundation for the development of tourism real estate. In tourism real estate, it continues to maintain a steady growth trend. However, with the development of tourism real estate, The root cause of this problem is the lack of scientific and reasonable planning of tourism real estate, which to some extent has brought some negative effects to the development of tourism real estate. However, the existing research can not provide a good theoretical basis for this problem. Therefore, based on the conclusion of a large number of theoretical studies, this paper divides the tourism real estate into summer recuperation type and hot spring recuperation type according to the present situation of Chongqing. Four types of ancient town folk custom experience type, Kang Le health and old-age type and the evaluation index system are constructed. The evaluation results are calculated by AHP and weighted method, and the final evaluation results are compared with the total building area of tourism real estate developed in every district and county of Chongqing. Finally, from accurate positioning, scientific planning, deep mining of tourism resources, development of brand advantages, strengthening the role of government guidance, Four aspects of enhancing the competitiveness of tourism real estate enterprises put forward Chongqing tourism real estate development proposals.
