东莞虎门XX山庄项目可行性研究报告

【摘要】:一个房地产项目前期必定对该项目进行可行性研究,因为房地产项目具有投资大、周期长、受政策、经济等因素影响。项目是否可行,可依据可行性相关理论,结合数据、环境、政策等对其项目进行可行性研究。在计划投资东莞虎门XX山庄项目之前,投资方认为目前房地产市场虽然火爆,而且2013年初出台的“新国五条”政策未能影响全国的房价势头,仍然呈现上涨趋势,同时十八届三中全会也没有调控房地产工作的内容,但投资方仍然认为未来市场充满很大的不确定性,项目风险大。针对这情况,开展这次项目可行性研究,从总体上对项目做一个评价,为投资者提供一个重要前期决策依据。 本文通过研究东莞虎门XX山庄项目,结合可行性研究的相关理论知识及数据资料,对东莞虎门XX房地产开发项目进行可行性研究,为投资者提出参考决策依据。本文的主要内容:可行性研究的概论的介绍,研究现东莞市整体经济形势及房地产的走向,并根据本地块项目的基本情况、定位、投资及收入,对项目进行财务评价和风险分析,以此来分析东莞虎门XX山庄项目是否能立项。 对东莞虎门XX山庄开发项目进行可行性研究分析,是整个项目的最关键的工作。一是在对东莞市的宏观经济环境进行分析之后,了解东莞市房地产市场的发展状况,对本文研究的项目做市场分析。二是在对东莞及周边几个镇进行市场调查分析,在符合东莞市城市建设规划的要求,定出市场定位及项目设计方案。三是通过成本、收益、现金流等财务报表,,对其进行研究分析,以内部收益率、投资回收期等主要评价指标测算出东莞虎门XX山庄项目的盈利能力,进行盈亏平衡分析及社会效益评价。四是通过研究政策风险、市场风险、商业风险及拖欠风险等进行评估,制定出风险控制措施,制定合理的定价目标等主要手段来评价风险的大小。得出结论:东莞虎门XX山庄项目具有很高的投资收益和一定的社会效益,具有可开发性。 本文通过理论与实践相结合,确立可行性研究是房地产项目不可缺少的前置流程,它能使我们在房地产开发过程中避免盲目决策,为项目的定位、资金、技术更具有效率性。本文对于东莞虎门XX山庄项目是否成功的具有重要的参考指标,能让房地产公司避免因决策失误而为企业带来损失。
[Abstract]:A real estate project must carry out a feasibility study in the early stage of the project, because the real estate project has a large investment, a long period, and is affected by the factors such as policy, economy, etc. Whether the project is feasible or not, it can be combined with data according to the relevant theory of feasibility. Environment, policy, etc. Before planning to invest in the Dongguan Humen XX Villa project, investors believed that the current real estate market was booming, Moreover, the policy of "five articles of New China" introduced in early 2013 did not affect the momentum of house prices throughout the country and still showed an upward trend. At the same time, the third Plenary session of the 18 CPC Central Committee also did not control the content of real estate work. However, the investors still think that the future market is full of great uncertainty and the project is risky. In view of this situation, the feasibility study of the project is carried out to evaluate the project as a whole, which provides an important basis for investors to make decisions in the early stage. Through studying the project of Dongguan Humen XX Villa, combining with the relevant theoretical knowledge and data of the feasibility study, this paper carries on the feasibility study to the Dongguan Humen XX real estate development project. The main contents of this paper are the introduction of the introduction of the feasibility study, the study of the overall economic situation of Dongguan City and the trend of the real estate, and according to the basic situation of the land project, the location, investment and income. Financial evaluation and risk analysis of the project to analyze whether the Dongguan Humen XX Mountain Project can be established. It is the most critical work of the whole project to carry out feasibility study and analysis on the development project of XX Villa in Dongguan City. First, after analyzing the macroeconomic environment of Dongguan City, we can understand the development situation of the real estate market in Dongguan City. Market analysis of the projects studied in this paper. Second, market investigation and analysis are carried out on Dongguan and several surrounding towns. In line with the requirements of urban construction planning of Dongguan City, the market positioning and project design scheme are worked out. Third, through cost and income, The financial statements, such as cash flow, are studied and analyzed, and the profitability of the project is calculated according to the main evaluation indexes, such as internal rate of return, investment payback period, etc. Through studying policy risk, market risk, business risk and default risk, and so on, we can work out the risk control measures. It is concluded that the Dongguan Humen XX Mountain Project has high investment income, certain social benefit and exploitable property. Through the combination of theory and practice, this paper establishes that feasibility study is an indispensable pre-process of real estate projects. It can make us avoid blind decision making in the process of real estate development, so that we can locate and fund the project. Technology is more efficient. This paper has an important reference index for the success of the project in Dongguan Humen XX Villa, and can make the real estate company avoid the loss of the enterprise because of the wrong decision.
