国企背景下中小房地产企业融资问题研究

【摘要】:本文以国企集团背景下的中小房地产企业为研究对象,探讨当前国家严苛的宏观调控政策下中小房产企业的融资困境及其解决方案。首先,根据国企背景中小房产企业的特殊性,以及在融资过程中的优劣势表现,深入分析国企背景下的中小房地产企业面临的融资困境。其次,结合当前宏观经济形势和微观主体限制,为该类企业融资模式选择提供建议。最后,以CF地产XX项目为例,依照前文提及的融资解决办法进行实际分析和论证,最终得出具有一般意义的研究结论,以此作为未来中小房产企业融资决策参考。主要内容包括以下五个方面:第一章引言。主要通过当前房地产市场融资难现状引出本文的研究背景、研究意义、研究内容和可能的创新点,是整篇文章的发现问题、提出问题的部分。第二章相关概念界定及基础理论介绍。该部分主要对融资、中小房地产企业、国企等核心概念进行界定;系统阐述了支撑本文权衡理论、优序融资理论和MM理论等基础理论。第三章国企背景下中小房地产企业融资分析。首先追溯了改革开放以来房地产业发展的政策背景,理清房地产企业宏观政策背景发展脉络,为分析中小房产企业融资难提供一个历史基础;紧接着讨论了国企集团背景下中小房产企业的特殊性,认为国企集团背景下对中小房产企业有控制力,二者牵连,相互影响力较大;最后分析了具有该类企业在当代融资过程中的现状、问题及成因。第四章集团背景下融资困境的破解和新融资体系的构架。在第三章分析的基础上提出化解融资难的建议,并从优化现有方案、新增融资渠道的角度重新构建了适合国企背景下中小房产企业的融资框架。从战略选择、融资模式选择、流程优化和融资效果评价等四方面设计了新的融资方案。第五章CF地产XX项目开发贷款案例分析。该部分主要以前四章论述内容为依据、针对CF地产实际案例,分析融资方案设计的缘由和局限,提出项目融资解决方案。第六章提炼出国企集团背景下中小房产企业融资方案确定的特殊性和一般性作为最终结论。
[Abstract]:This paper takes the small and medium-sized real estate enterprises under the background of the state-owned enterprise group as the research object, discusses the financing predicament of the small and medium-sized real estate enterprises under the strict macro-control policy of the state and their solutions. According to the particularity of small and medium-sized real estate enterprises in the background of state-owned enterprises and their advantages and disadvantages in the process of financing, the paper deeply analyzes the financing difficulties faced by small and medium-sized real estate enterprises under the background of state-owned enterprises. Secondly, Combined with the current macroeconomic situation and microcosmic main body restriction, this paper provides suggestions for the choice of financing mode of this kind of enterprise. Finally, taking the XX project of CF real estate as an example, according to the financing solution mentioned above, the paper makes practical analysis and demonstration. Finally, a conclusion of general significance is drawn. The main contents include the following five aspects: the first chapter introduces the research background and significance of this paper mainly through the current financing difficulties in the real estate market. In order to provide a historical basis for the analysis of the financing difficulties of small and medium-sized real estate enterprises, the author discusses the particularity of small and medium-sized real estate enterprises under the background of state-owned enterprise group. Under the background of state-owned enterprise group, it is considered that there is control over small and medium-sized real estate enterprises, and the two have great influence on each other. Finally, the paper analyzes the current situation of these enterprises in the process of financing. The problems and their causes. The solution to the financing dilemma and the framework of the new financing system under the background of Chapter 4th Group. Based on the analysis of the third chapter, the paper puts forward some suggestions to resolve the financing difficulties, and optimizes the existing schemes. From the perspective of new financing channels, the paper reconstructs a financing framework suitable for small and medium-sized real estate enterprises under the background of state-owned enterprises. The paper designs a new financing scheme in four aspects, such as process optimization and financing effect evaluation. 5th chapter CF real estate XX project development loan case analysis. This part mainly discusses the content of the first four chapters as the basis, aiming at the CF real estate actual case, Chapter 6th abstracts the particularity and generality of the financing scheme of small and medium-sized real estate enterprises under the background of state-owned enterprise group as the final conclusion.
