中国35个大中城市住宅价格差异研究

【摘要】:近年来我国商品住宅价格持续走高,不同地区住宅价格差异越来越大,这种住宅价格的区域差异使得政府出台的为了控制住宅价格过快增长的宏观调控政策在不同地区产生了不同的效果,住宅价格的区域不平衡给居民生活带来了较大影响。目前国内对住宅价格的学术研究主要集中在住宅价格形成机制、住宅价格波动以及住宅价格波动影响因素等方面,对于住宅价格差异的研究较少,理论研究的不足导致政府出台的相关政策缺乏有效的科学依据和技术支撑,因此研究住宅价格差异是十分有意义的。本文旨在研究哪些因素影响了住宅价格差异,从供给与需求的角度入手,以住宅价格为研究对象,分析了住宅价格形成机制和住宅价格的影响因素,进一步通过对我国35个大中城市住宅价格进行实证研究得出结论并提出相应的政策建议。本文得出结论如下:我国35个大中城市住宅价格存在显著的区域差异,其中影响住宅价格的供给方因素主要有房地产土地开发面积与房屋竣工面积,二者与住宅价格呈负相关;影响住宅价格的需求方因素主要是城镇居民人均可支配收入、住宅销售面积、前三期住宅价格增长率(预期因素)以及就业率,其中需求方因素对于住宅价格的影响要大于供给方因素对住宅价格的影响。 本文主要分为五大部分,第一部分为概念解释与文献综述,,首先对住宅价格这一概念进行了相关界定,并介绍了国内外学者关于住宅价格影响因素的相关研究成果。第二部分为我国各城市住宅价格现状分析,针对全国35个大中城市住宅价格进行了定性的比较与描述性分析,发现住宅价格存在明显的区域不平衡。第三部分从生产价格机制理论以及供求价格机制理论两方面分析了住宅价格的形成机制,并根据供求价格机制理论进一步分析了住宅价格差异的影响因素。第四部分以第三部分的分析为基础,分别从供给、需求与区域性因素三方面选取了13个影响住宅价格的变量,建立了Panel Data模型,对全国35个大中城市2002年至2010年的住宅市场相关数据进行了实证分析。第五部分为结论与政策建议。
[Abstract]:In recent years, the prices of commercial housing in China have continued to rise, and the differences between the prices of housing in different regions have become larger and greater. This regional difference in housing prices has made the government's macro-control policies to control the rapid growth of housing prices have had different effects in different regions. The regional imbalance of housing price has brought great influence to the resident's life. At present, the domestic academic research on housing price mainly focuses on the formation mechanism of housing price, the fluctuation of housing price and the influencing factors of housing price fluctuation, etc. There is little research on the difference of housing price, and the lack of theoretical research leads to the lack of effective scientific basis and technical support for the relevant policies issued by the government. Therefore, it is very meaningful to study the housing price difference. This paper aims to study which factors affect the housing price difference, starting from the point of view of supply and demand, taking the housing price as the research object. The forming mechanism of housing price and the influencing factors of housing price are analyzed. Through the empirical study of housing prices in 35 large and medium-sized cities in China, the paper draws a conclusion and puts forward corresponding policy recommendations. The conclusions are as follows: there are significant regional differences in housing prices in 35 large and medium-sized cities in China. The main supply-side factors affecting housing price are real estate land development area and housing completed area, both of which are negatively correlated with housing price, and the demand-side factors affecting housing price are mainly the per capita disposable income of urban residents. Housing sales area, the first three periods of housing price growth rate (expected factors) and the employment rate, in which the demand side of the impact on housing prices is greater than the supply side of the impact on housing prices. This paper is divided into five parts, the first part is the concept of interpretation and literature review, first of all, the concept of housing price is defined. The second part is the analysis of the current situation of housing prices in various cities in China, and the qualitative comparison and descriptive analysis of housing prices in 35 large and medium-sized cities in China. The third part analyzes the formation mechanism of housing price from two aspects: the production price mechanism theory and the supply and demand price mechanism theory. According to the theory of price mechanism of supply and demand, the paper further analyzes the influencing factors of housing price difference. Part 4th, based on the analysis of the third part, selects 13 variables that affect housing price from three aspects of supply, demand and regional factors, respectively. The Panel Data model is established, and the data related to the housing market in 35 large and medium-sized cities in China from 2002 to 2010 are analyzed empirically. Part 5th is the conclusion and policy recommendations.
