浅析我国是否存在房地产泡沫

【摘要】:房地产业对经济的发展有至关重要的作用,是国民经济的支柱产业之一,在创造就业机会的同时,还能带动其他相关产业的发展。我国推行房地产制度改革以来,房价上升速度较快。尽管许多人认为现阶段我国的房价已经严重超出了可承受水平,但是在我国房地产市场是否出现泡沫这个问题上一直存在争论。国外的经验表明,房地产泡沫破裂给国家造成的影响是极其严重的。房地产市场是否健康平稳发展,是否有出现泡沫的趋势,这关系到国民经济能否健康发展。正确判断我国房地产市场的状况有利于尽早采取措施来防范和抑制泡沫的产生,使其可能带来的危害降到最低,具有重要的现实意义。本文主要分为六个部分。第一部分简要介绍了研究背景和研究方法,回顾了国内外学者对房地产泡沫的研究。第二部分介绍了房地产泡沫的概念以及衡量标准。第三部分对美国、西班牙和日本的房地产泡沫事件进行了阐述,并分析了这些典型案例带来的启示。第四部分结合我国房地产市场的数据,采用指标分析法对其进行了实证分析。第五部分论述了我国房地产泡沫的成因和危害。最后第六部分针对前文的分析提出了促进我国房地产市场健康发展的若干建议。
[Abstract]:The real estate industry plays a vital role in the development of the economy and is one of the pillar industries of the national economy. While creating employment opportunities, it can also promote the development of other related industries. Although many people believe that the housing prices in our country have seriously exceeded their affordability at this stage, there has always been a debate on whether there is a bubble in the real estate market in our country. The impact of the bursting of the real estate bubble on the country is extremely serious. Is the real estate market developing healthily and smoothly, and is there a trend of bubbles? This is related to the healthy development of the national economy. Correctly judging the situation of the real estate market in our country is conducive to taking early measures to prevent and suppress the emergence of bubbles, so as to minimize the possible harm it may bring. This paper is divided into six parts. The first part briefly introduces the research background and research methods. The second part introduces the concept of real estate bubble and its measurement standard. The third part describes the real estate bubble events in the United States, Spain and Japan. And analyzed the enlightenment brought by these typical cases. 4th part combined with the data of China's real estate market, In the 5th part, the causes and harm of China's real estate bubble are discussed. Finally, the 6th part puts forward some suggestions to promote the healthy development of China's real estate market.
