渭南市“西海学府花园”建设项目财务风险管理研究

【摘要】:由于房地产业具有投资规模大、运行风险高、建设周期久的特点,国内调控房地产政策的陆续出台,国际金融政策的收紧,这一系列的问题都会导致该产业的投资建设过程中会面临一定的财务风险。对项目进行财务风险管理研究,可以合理的降低投资决策的盲目性,避免投资风险,减少投资成本,从而达到增加开发商经济利润的目的,并且会使房地产投资越来越完善,并取得合理进展。本文以项目的财务风险管理理论和方法为基础,对渭南市西海学府花园建设项目财务风险管理进行了研究。论文主要内容包括:(1)渭南市“西海学府花园”建设项目财务风险识别。通过定性分析研究渭南市“西海学府花园”建设项目在招投标阶段、项目开发阶段、项目施工阶段、项目销售阶段四个时期财务风险,主要表现为筹资风险、投资风险、资金回收风险和利润分配风险等。(2)渭南市“西海学府花园”建设项目财务风险评估。通过定量分析进行渭南市“西海学府花园”建设项目的财务风险评价,分别研究了该项目的投资估算和资金筹措、基本财务指标分析、动态盈利分析、清偿能力分析及不确定性分析等。经过测算,得出本项目全投资财务内部收益率39.59%大于基准收益率12%;财务净现值11634.71万元大于零;动、静态投资回收期均小于项目总开发期4年,说明项目盈利能力较好,且具有较强的清偿能力,本项目满足财务的基本要求。(3)渭南市“西海学府花园”建设项目财务风险控制。根据对项目财务风险的识别和评价,论文对渭南市“西海学府花园”建设项目在招投标阶段、开发阶段、施工阶段和销售阶段中存在的财务风险控制进行了分析,主要是控制资金筹资风险、资金投资风险、资金回收风险和利润分配风险等。
[Abstract]:Because the real estate industry has the characteristics of large scale of investment, high operational risk and long construction cycle, the domestic regulation and control of real estate policy has been introduced one after another, and the international financial policy has been tightened. This series of problems will lead to certain financial risks in the process of investment and construction of the industry. Research on financial risk management of projects can reasonably reduce the blindness of investment decisions, avoid investment risks, and reduce investment costs. In order to increase the economic profits of developers, and make real estate investment more and more perfect, and achieve reasonable progress. This paper based on the financial risk management theory and method of the project, This paper studies the financial risk management of the garden construction project of Xihai University in Weinan City. The main contents of this paper include: (1) the identification of financial risk in the construction project of "Xihai academic Institution Garden" in Weinan City. The qualitative analysis is used to study the "West" of Weinan City. The construction project of Haixue University Garden is in the bidding stage. The financial risks in the four stages of project development, project construction and project sales are mainly shown as financing risk, investment risk, Risk of capital recovery and risk of profit distribution) Financial risk assessment of the construction project of "Xihai University Garden" in Weinan City. Through quantitative analysis, the financial risk assessment of the construction project of "Xihai University Garden" in Weinan City is carried out. The investment estimation and financing, the basic financial index analysis, the dynamic profit analysis, the solvency analysis and the uncertainty analysis of the project are studied respectively. It is concluded that the financial internal return rate of the whole investment of the project is 39.59% more than the benchmark rate of return 12; the net present value of finance is one hundred and sixteen million three hundred and forty-seven thousand and one hundred yuan more than zero; the recovery period of dynamic and static investment is less than 4 years of the total development period of the project, which shows that the profitability of the project is good.
