湖南省建设银行房地产开发贷款风险研究

【摘要】:随着我国经济水平的发展以及人民生活水平的提高,我国房地产行业自90年代开始已经得到了迅速的发展,尤其是在2000之后,我国房地产开发投资增长率基本上保持在20%以上。由于房地产开发的资金需求大,,房地产企业对于资金的需求周期长,而且房地产开发企业的资金只有少部分来源于自筹资金,因而房地产开发企业获得资金额最主要渠道是商业银行的贷款资金。 一方面是因为银行的资金充裕,另一方面是因为银行的融资成本相对较低。但是如此快速的房地产开发投资额的增长,意味着房地产开发贷款在整个银行的贷款中所占的比例也越来越大,随之而来的就是房地产开发贷款风险防控问题,由于银行与房地产开发公司之间存在的信息不对称,使得银行在放贷过程中难以避免出现不良贷款。如何有效控制信贷风险,如何降低贷款不良率成为当前房地产贷款的主要问题。 本文首先对湖南建行房地产开发贷款风险研究的选题以及背景意义做了详细的分析,并对商业银行房地产开发贷款风险主题下的国内下研究现状以及趋势的文献做了综述,再对本文的研究内容、研究方法以及研究创新点等做了说明。其次主要对房地产开发贷款风险的相关基本理论进行了总结与分析,接下来结合湖南省房地产市场及建行房地产信贷风险的现实考察情况,对湖南建行房地产信贷现状进行研究与分析,以此来探讨房地产开发贷款风险的内外原因。并通过对A公司房地产开发贷款风险管理案例的分析,指出了建行房地产开发贷款风险管理的缺陷。最后给出了房地产开发贷款风险的防范策略及化解的政策建议,主要包括完善银行内部信贷风险控制机制、建立规范的房地产信用体系、建立严谨的房地产开发贷款信贷程序、银行间实现对房地产开发贷款风险的联动控制以及有效地转嫁房地产开发贷款风险。
[Abstract]:With the development of Chinese economy and the improvement of people's living standard, the real estate industry has been developing rapidly since 90s, especially after 2000. The growth rate of investment in real estate development in China is basically above 20%. Because of the large demand for funds for real estate development, the demand for funds by real estate enterprises is long, and only a small part of the funds of real estate development enterprises come from self-financing. Therefore, the most important channel for real estate development enterprises to obtain capital is the loan funds of commercial banks. On the one hand, because the banks have plenty of capital, on the other hand, because the banks' financing costs are relatively low. But with such a rapid increase in investment in real estate development, This means that real estate development loans account for more and more of the loans of the whole bank, which is followed by the problem of preventing and controlling the risks of real estate development loans. Because of the information asymmetry between banks and real estate development companies, How to effectively control the credit risk and how to reduce the loan failure rate become the main problem of the real estate loan. This paper firstly makes a detailed analysis on the topic and background significance of the research on the risk of real estate development loan of Hunan Construction Bank, and summarizes the current situation and trend of domestic research on the subject of real estate development loan risk of commercial banks. Then it explains the research content, research methods and innovation points of this paper. Secondly, it summarizes and analyzes the relevant basic theory of real estate development loan risk. Then combining with the real estate market of Hunan Province and the real estate credit risk of CCB, the paper studies and analyzes the present situation of the real estate credit of Hunan Construction Bank. In order to explore the internal and external causes of real estate development loan risk, and through the A company real estate development loan risk management case analysis, This paper points out the defects of the risk management of real estate development loan in CCB. Finally, it gives the preventive strategy and policy suggestions on the risk of real estate development loan, mainly including perfecting the internal credit risk control mechanism of the bank. To establish a standardized real estate credit system, to establish strict real estate development loan credit procedures, to achieve inter-bank control of the risk of real estate development loans, and to effectively transfer the real estate development loan risk.
