中国精创建筑有限公司施工项目成本管理研究

【摘要】:随着建筑企业项目管理人才不断成熟和增多,施工企业项目成本管理在施工项目中逐步推广和深化,成本管理日趋成熟,效果也越来越好。但我国项目成本管理研究发展较晚,与欧美发达国家相比还是存在很大差距。建筑施工企业在激烈建筑行业市场竞争中注定要与时俱进,要做较深入研究去改革发展,否则就面临市场淘汰。本文引用的建筑企业在成本管理方面依靠人员经验来做成本控制的方式比较多,与现代成本管理模式差距还比较大。比如缺乏行之有效的管理机制,项目经理部组建缺乏科学性,工程成本控制过程粗放简单等。当前我国总的经济形式向好,投资规模也在不断增长,特别是固定资产和房地产投资额都在不断递增,给建筑企业带来机遇,,但同时也是挑战,因为从最近建筑市场现象、数据来看,房地产土地成交和房产市场成交均处在比较低位水平,预计房地产投资增速将放缓。因此施工企业要想在市场中站稳脚跟并持续发展,成本控制问题就更加重要。 本文主要采用理论与实际相结合的方法来剖析施工企业存在的问题,采用定量与定性的分析方法找出解决问题的对策,又用案例应用的方式来检验对策的可行性。研究施工企业的成本管理问题,有助于提升企业的核心竞争力,促进企业生存和发展,这也是本论文的研究意义所在。因此,项目成本管理的研究对提高市场竞争力和施工企业效益也具有十分重要的现实意义。 本文首先回顾了施工项目管理和成本管理的起源背景和意义,并介绍了本论文的研究思路、方法。其次,对施工项目成本管理研究的基础、内容进行介绍,对施工项目成本管理方法进行分析。接着对中国精创建筑有限公司的发展环境进行剖析。再次,在对精创公司项目成本管理常见问题进行分解剖解的基础上,就项目成本管理中存在的主要问题进行了研究,有针对性的提出,加强项目成本管理的方法对策。最后,通过实例工程对以上项目成本管理方法进行应用,检验本论文关于工程项目成本管理研究成果的有效性和实用性。
[Abstract]:With the talent construction enterprise project management maturity and increase project cost management of construction enterprises in the construction project gradually extended and deepened, cost management is becoming more and more mature, the effect is better. But in our country, the project cost management research and development of late, compared to developed countries in Europe and America is still a big gap. The construction enterprise is doomed to keep pace with the times in the fierce the construction industry competition in the market to do more in-depth research to the reform and development, or face out of the market. The construction enterprises rely on personnel experience in cost management to cost control way more gap with the modern cost management mode is still relatively large. For example, the lack of effective management mechanism, set up the project manager the lack of scientific, engineering cost control process of extensive and simple. China's current total economy better, the scale of investment is also growing, Especially the fixed assets and real estate investment are increasing continuously, bring opportunities to the construction enterprises, but also a challenge, because from a recent phenomenon, the construction market data, real estate land transactions and real estate market transactions are in a relatively low level, real estate investment is expected to slow down. So the construction enterprise to gain a foothold in the market and sustainable development, cost control is more important.
This paper mainly adopts the method of combining theory and practice to analyze the existing problems of the construction enterprise, the quantitative and qualitative analysis method to find out the countermeasures to solve the problems, and to test the feasibility of countermeasures by case application way. The problem of cost management of construction enterprises, to help enhance the core competitiveness of enterprises, promote the enterprise survival and the development, this is where the significance of this dissertation. Therefore, the research of project cost management has very important practical significance to improve the market competitiveness of construction enterprises and benefits.
This paper firstly reviews the origin background and significance of the construction project management and cost management, and introduces the research ideas, methods of this paper. Secondly, based on the study of construction project cost management, introduces the content of cost management of construction project are analyzed. Then analyze the development environment of China kindax Construction Co. Ltd. the again, based on the decomposition analysis of common problems in cost management of Jingchuang company project, the main problems existing in project cost management are studied, and proposes the countermeasures, strengthening the project management method into this. Finally, through the example of engineering application of cost management method to test the above project the research results of the project cost management on the effectiveness and practicality.
