【摘要】:本文是针对CQ佛山地产项目所做的商业计划书,通过市场情况的熟练掌握和其它有效社会资源在本项目中的积极参与配合,结合公司的实力、经营理念以及目前房地产市场的现状及未来市场的预测,并通过以下三个方面的调查、分析,详尽地论证了该项目的开发可行性及风险防范: 首先,本报告在前期市场调研工作的基础上对该项目地理位置、土地权属、性质及规划条件、土地面积及预估价格、地形地势地貌、拆迁及三通一平现状、周边配套分析、地块交通道路状况做了说细的实地勘察; 其次,,对目前全国房地产宏观形式分析及广东省及佛山市房地产市场发展趋势分析进行了分析,从国家宏观经济发展的层面来看:房地产不会出现大起大落的情况,因为,房地产已涉及到60多个产业的兴衰,对国家经济增涨、内需拉动以及城市化进程都发挥着极其重要的作用;从广东及佛山的情况看,房地产市场要好于全国80%的省市,2012年广东GDP达5.7万亿元,连续24年经济总量位居全国首位,2008年佛山人均GDP首次突破1万美元,已迈进发达国家或地区的新门槛,2012年佛山人均GDP达14761.17美元,因此,佛山的消费能力足以承载房地产开发投资,市民具有强大的消费能力。 其三,充分运用了项目SWOT分析方法,分别从该项目的优势分析、劣势分析、面临的机遇及挑战以及应对措施,从目前来看具有的机会主要表现在:市场需求十分旺盛,广佛同城接近了广州及佛山的距离,佛山的房价相广州而言还是比较低的,因此有很大一部分买家会到佛山置业;面临的威胁主要是进入佛山市场的大型房地产开发企业太多,市场竞争十分激烈等,应对措施主要是产品差别化及快速抢占市场至高点。 在对本次商业计划的各个相关影响参数做出详尽分析后,结论认为,CQ集团开发CQ佛山项目具有投资收益高、运作周期短、风险可控的优点,该项投资是可行的。
[Abstract]:This article is for the CQ Foshan real estate project to do business plans, through the skilled grasp of market conditions and other effective social resources in this project to actively participate in the cooperation, combined with the strength of the company, The management idea, the present situation of the real estate market and the forecast of the future market, and through the investigation and analysis of the following three aspects, the feasibility of the development of the project and the risk prevention are demonstrated in detail. First of all, on the basis of earlier market research work, this report analyzes the geographical location, land ownership, nature and planning conditions, land area and estimated price, terrain and topography, demolition, three links and one leveling of the project, and the surrounding supporting analysis. The land traffic road condition has done the detailed field survey; Secondly, this paper analyzes the macro forms of real estate in the whole country and the development trend of real estate market in Guangdong Province and Foshan City. From the point of view of national macroeconomic development: real estate will not have a big rise and fall, because, Real estate has been involved in the rise and fall of more than 60 industries and has played an extremely important role in the growth of the national economy, domestic demand and the process of urbanization; from the perspective of Guangdong and Foshan, The real estate market is better than 80% provinces and cities in China. In 2012, Guangdong's GDP reached 5.7 trillion yuan, ranking first in the country for 24 consecutive years. In 2008, the per capita GDP of Foshan exceeded US $10,000 for the first time. Foshan has entered a new threshold in developed countries or regions. In 2012, the per capita GDP of Foshan reached US $14761.17. Therefore, the consumption capacity of Foshan is sufficient to support real estate development and investment, and the citizens have strong spending power. Thirdly, it makes full use of the SWOT analysis method of the project, respectively from the advantage analysis, the inferior position analysis, the opportunity and the challenge of the project, as well as the countermeasure, the opportunity mainly displays in: the market demand is very exuberant, Guangfo City is close to the distance between Guangzhou and Foshan, and the housing prices in Foshan are still relatively low in Guangzhou. Therefore, a large proportion of buyers will go to Foshan to buy property; the main threat is that there are too many large real estate development enterprises entering the Foshan market. Market competition is very fierce, the main measures are product differentiation and rapid capture of market heights. Based on the detailed analysis of the relevant parameters of this business plan, it is concluded that the CQ Foshan project developed by CQ Group has the advantages of high investment income, short operation period and controllable risk, and the investment is feasible.
