中国城镇化背景下房地产业的发展空间

【摘要】:经济转型、产业结构调整升级和制度因素是当前中国推进城镇化的三大背景。目前中国城镇化进程进入快速发展的轨道,城镇数量、人口和建成区面积均有大幅增加。在相当长一段时间里,环渤海、长三角和珠三角三大区域及中西部一些城市的房地产业将有很大发展空间;一些小城市由于经济规模小,则发展空间有限;养老、养生、旅游地产等服务产品;以及经纪业务、物业管理、房地产金融等地产服务业均有较好的发展空间。
[Abstract]:Economic transformation, industrial structure adjustment and upgrading and institutional factors are the three major backgrounds for China's current urbanization. At present, China's urbanization process has entered the track of rapid development, with the number of cities and towns. The population and the area of the built-up areas have increased substantially. In a very long period of time, the real estate industry of the three major regions around the Bohai Sea, the Yangtze River Delta and the Pearl River Delta, as well as some cities in the central and western parts of China, will have a lot of room for development; some small cities have small economies of scale. Then the development space is limited; pension, health, tourism real estate and other service products; as well as brokerage business, property management, real estate finance and other real estate services have a better room for development.
