【摘要】：本文是一份真实完整的具备操作可行性的房地产项目商业计划书,是以所属企业的经营视角对项目的可行性论证,因此部分内容会涉及企业的商业隐私,故而对文章题目和内文中涉及“青岛春光养老地产项目”企业信息的文字以“QDCG养老地产项目”替代。本文拟运用理论和实证分析的方法,通过对国内外成熟的养老服务内容、养老服务开发项目、青岛养老服务市场的研究,分析借鉴国内外先进经验、充分考察项目落地适应性的基础上，尝试对QDCG养老项目的市场前景、发展定位、营销策略、财务评价、风险分析等方面提出相关的建议；提出了以居家为基础，统一服务标准；以社区为依托，统一配套标准，，以机构为支撑，统一专业标准，关注传统文化、心理、生理需求”的“三位一体”养老模式；以及从养老到泛养老，涵盖健康养生、度假养老的兼容性复合型功能全龄社区的开发理念；QDCG养老项目以养老地产为开发契机，其核心是养老及医疗，达到医养结合，在此之外，连缀养老服务从业人员的教育培训、食品营养、医疗保健、康体休闲、学习娱乐、研发应用等上下游行业构成产业闭环，达成一个既能本体自足，又能服务外延的具有综合体性质的城市养老服务解决方案。本文对于养老地产即养老问题商业化、市场化解决方案这一领域的研究，将会深度挖掘养老这一巨大的市场潜力，为养老问题市场化、系统化解决方案提供研究成果与理论支持。
