中国房地产企业的海外投融资及可持续发展探讨——基于万科与保利的比较分析

【摘要】：正近年来,我国房地产企业纷纷转向多元化发展,实行进军海外的"蓝海"战略,以应对国内房产市场融资与投资的挑战,如2014年1月,恒基兆业、中骏置业、富力、佳兆业与合景泰富等纷纷实施海外融资计划,而万科、绿地、碧桂园等标杆性房企亦实施了实质性的海外布局。随着当前房产销售的疲软与市场前景的恶化,仅仅依靠地方政府的各种"救市"政策无法完全应对房产市场的降温,房地产企业更应当着眼国内市场,拓展海外市
[Abstract]:In recent years, China's real estate enterprises have turned to diversified development and implemented the "Blue Sea" strategy to enter overseas in order to meet the challenges of financing and investment in the domestic real estate market. For example, in January 2014, Henderson, Zhongjun, and Fulik bought their own property. Kaisa and Haojingtai Fu and others have implemented overseas financing plans, and Vanke, Green, country Garden and other benchmark housing enterprises have also implemented a substantial overseas layout. With the weakness of real estate sales and the deterioration of market prospects, relying on the local government's various "rescue" policies can not fully cope with the cooling of the real estate market, real estate enterprises should focus on the domestic market and expand the overseas market.
