基于物元模型的房地产企业信用评价研究

【摘要】:房地产企业的信用评价具有不可忽视的重要性,评价结果既可以帮助银行等金融机构作出决策,又可以为房地产企业进行风险预警,帮助其及时、有效地规避风险。根据房地产企业特点,采用物元分析与层次分析相结合的方法,可建立房地产企业信用评价模型——MEA-AHP模型。此模型在实际案例中的运用表明,该评价方法包括定性和定量的多指标体系,且评价结果以定量数值表示,具有较强的操作性,是较好的房地产企业信用评价方法。
[Abstract]:The credit evaluation of real estate enterprises is of great importance. The evaluation results can not only help banks and other financial institutions to make decisions, but also provide real estate enterprises with early warning of risks, and help them avoid risks in a timely and effective manner. According to the characteristics of real estate enterprises, a real estate enterprise credit evaluation model-MEA-AHP model can be established by the combination of matter-element analysis and analytic hierarchy process. The application of this model in practical cases shows that the evaluation method includes qualitative and quantitative multiple index systems, and the evaluation results are expressed as quantitative numerical values, which are more operable and are better methods for evaluating the credit of real estate enterprises.
