南昌市住宅房地产价格影响因素及其合理性分析

【摘要】:在当前纷繁复杂的社会经济环境中,,中国房地产的稳定与发展既影响国民经济的增长,又关乎民生。在既要促增长求发展又要控房价保民生的复杂环境下,如何引导中国房地产业的健康发展,为政府进一步调控市场提供决策支持,是一个尤为重要的课题。本文以“房地产价格”为主题,紧密围绕“促进中国房地产行业持续健康发展”这一根本目标展开系统研究,并针对中国房地产业当前在发展中所面临的突出问题着重进行探讨,选题着眼全局且具有前瞻性,重点突出并贴切实际。同时,本文紧扣科学发展观,以促进中国房地产业健康发展为主题,构建了针对南昌市住宅房地产价格影响因素及其合理性分析的评估体系,为全面、准确地衡量我国城市房地产业发展水平提供了科学合理的测算方法,这在当前国家严厉实施房地产宏观调控、房地产业发展亟待转型升级的形势下尤其有重要的实践意义和参考价值。 文章在借鉴国内外有关研究成果的基础上,首先回顾了我国住宅房地产业的发展状况,分别从房地产市场、房地产行业、城市人居三方面入手,并依据国家统计局、中房指数等权威机构出具的数据,总结、挖掘了以往我国住宅房地产业的基本状况与主要特征,从房地产市场经济学的角度对南昌市住宅价格影响因素进行了理论分析,客观评价了近几年南昌住宅房地产价格变化的规律、原因及住房价格水平与社会经济发展的协调关系。其次,以2003-2012年南昌市房地产价格相关统计数据为依据,通过灰色关联度分析得出各影响因素与房地产价格之间的灰色关联度的大小,进而找出影响房地产价格较大且能反映我国土地、租赁房、银行信贷等方面的主要影响因素。
[Abstract]:In the current complicated social and economic environment, the stability and development of China's real estate not only affect the growth of the national economy, but also the people's livelihood. How to guide the healthy development of China's real estate industry and provide decision support for the government's further regulation and control of the market is a particularly important subject under the complex environment of promoting growth and seeking development as well as controlling housing prices and protecting people's livelihood. Based on the theme of "real estate price", this paper focuses on the fundamental goal of "promoting the sustainable and healthy development of China's real estate industry". In the light of the outstanding problems facing the development of the real estate industry in China, the topic is focused on the overall situation, forward-looking, emphatic and practical. At the same time, with the theme of promoting the healthy development of the real estate industry in China, this paper sets up an evaluation system to analyze the influencing factors and rationality of the real estate price in Nanchang City. Accurately measuring the level of development of urban real estate in China provides a scientific and reasonable method of calculation, which is strictly implementing macro-control of real estate in the country at present. The development of real estate industry needs to be transformed and upgraded urgently, which has important practical significance and reference value. Based on the domestic and foreign research results, the article reviews the development of the real estate industry in China, starting with the real estate market, real estate industry, urban human settlements, and according to the National Bureau of Statistics. This paper summarizes and excavates the basic status and main characteristics of housing real estate industry in China from the data issued by authorities such as Zhongfang Index, and theoretically analyzes the influencing factors of housing price in Nanchang City from the angle of real estate market economy. This paper objectively evaluates the law of housing real estate price change in Nanchang in recent years, the reasons and the harmonious relationship between housing price level and social economic development. Secondly, based on the statistical data of real estate price in Nanchang city from 2003 to 2012, the grey correlation degree between the influencing factors and the real estate price is obtained through the analysis of grey correlation degree. Then find out the main factors that affect the real estate price and can reflect the land, rental housing, bank credit and so on.
