寿光市阳光地产四季花园项目财务风险分析

【摘要】:受行业特殊性影响,房地产开发往往需要较大的资本投入,且生产周期长、管理过程复杂等都是显而易见的发展劣势。且社会、政治、经济等环境因素都会对房地产开发行业产生较大影响。虽然房地产行业高回报率可以吸引广大投资者注意,但高投入、高风险的行业特征迫使投资者不得不慎重选择。在进行房地产投资风险评估过程中,可以采用合理、有效形式规避风险,为投资的良好收益奠定坚实基础。笔者以寿光市阳光地产四季花园投资项目为主要研究对象,对该项目的财务风险进行深入分析。笔者结合财务风险管理的相关研究理论,确认寿光市阳光地产四季花园开发项目比较符合实际研究需求,同时,对所开发的项目进行综合性分析,并结合阳光地产四季花园开发项目的实际发展状况对该项目的经营风险、盈亏状况、敏感度适用等进行全面探索。文章以项目财务风险理论为研究基础,结合寿光市阳光地产四季花园开发项目财务管理所面临的实际发展状况,提出科学的整改方式,希望可以为其他同类型房地产开发项目案例提供更多的参考依据。该篇论文以这样三点内容为切入点:首先,我们针对“财务风险类研究较成熟,而房地产开发项目研究欠缺”这一现状出发,切实找出解决中小型房地产公司建设财务风险评估模型的办法。因此,文章以寿光市阳光地产四季花园开发项目为主要研究对象,它是中小型房地产开发企业的代表,在行业范围内有很好的指向作用,其带来的理论影响与创新影响都是非常巨大的;其次,文章采用定性与定量分析相互结合的有效形式,对项目财务风险管理研究而言是一种模式创新;再者,笔者通过大量阅读西方资本主义国家关于房地产在开发过程中的财务风险评估论著,汲取切实可行的财务风险规避手段,以及在风险意识强化上的宝贵经验,提出符合我国基本国情的房地产财务评估系统建设的方案及建议,为国内中小型房地产公司在投资过程中的财务风险分析研究起到一定的积极作用。
[Abstract]:Under the influence of industry particularity, real estate development often needs large capital investment, and the production cycle is long, the management process is complex and so on are obvious development disadvantages. And social, political, economic and other environmental factors will have a greater impact on the real estate development industry. Although high returns in the real estate sector can attract the attention of the majority of investors, but high investment, high risk industry characteristics forced investors to choose carefully. In the process of real estate investment risk assessment, we can use reasonable and effective form to avoid risk, and lay a solid foundation for the good return of investment. Taking the investment project of four Seasons Garden of Shouguang City Sunshine Real Estate as the main research object, the financial risk of the project is analyzed in depth. Combining with the relevant research theory of financial risk management, the author confirms that the four Seasons Garden Development Project of Shouguang City Sunshine Real Estate conforms to the actual research needs, and at the same time, carries on the comprehensive analysis to the developed project. Combined with the actual development situation of the four Seasons Garden Development Project of Sunshine Real Estate, the management risk, profit and loss situation and sensitivity application of the project are explored in an all-round way. Based on the theory of project financial risk and the actual situation of financial management in Shouguang Sunshine Real Estate four Seasons Garden Development Project, this paper puts forward a scientific way of rectification and reform. Hope to provide more reference for other similar real estate development project cases. This paper takes three contents as the starting point: first of all, we aim at the fact that the financial risk research is more mature, but the real estate development project research is lacking. Find out how to solve the financial risk assessment model of medium and small real estate companies. Therefore, the article takes Shouguang Sunshine Real Estate four Seasons Garden Development Project as the main research object, it is the representative of the small and medium-sized real estate development enterprises, and has a very good pointing function in the scope of the industry. The theoretical and innovative influences brought by it are very great. Secondly, the paper adopts the effective form of combining qualitative and quantitative analysis, which is a model innovation to the research of project financial risk management. Through reading a large number of western capitalist countries on the real estate in the process of financial risk assessment, to learn practical means of financial risk aversion, as well as in the strengthening of risk awareness of valuable experience, This paper puts forward the construction scheme and suggestion of the real estate financial evaluation system in accordance with the basic national conditions of our country, which plays a positive role in the financial risk analysis and research of the domestic small and medium-sized real estate companies in the process of investment.
