基于文化视角的地产企业核心竞争力及构建研究

【摘要】:我国地产市场经过几十年的迅猛发展,由当初的野蛮生长,逐渐趋于成熟。地产市场已由比拼地理位置、配套设施等简单的硬件,升级进化到了比拼社区文化、楼盘品味等软件;已经从卖方市场转变为了买方市场;大量的小型房地产企业被收购兼并。要想在竞争日益激烈的地产市场有一席之地,地产企业必须具有自己的可持续发展的核心竞争力。如何塑造企业的核心竞争力,是摆在所有房地产企业前面的、事关企业生死存亡的核心问题。影响地产企业核心竞争力的因素众多,首先本论文透过对国内外企业文化历史与现状的分析,对企业文化及企业核心竞争力相关理论的剖析,以及对企业文化与核心竞争力关系的理论模型探究,专注于企业文化的独特视角,剖析地产企业核心竞争力的塑造。其次本论文结合实际,对我国地产企业文化进行定位——苦干型文化,属于强企业文化,最后通过对帕尔迪、万科、万达、恒大等国内外知名地产企业基于文化视角的核心竞争力分析,从文化的视角探索塑造我国地产企业的核心竞争力一些规律与方法。
[Abstract]:China's real estate market after decades of rapid development, from the barbaric growth, gradually tend to mature. The real estate market has evolved from simple hardware, such as competitive location, supporting facilities, and so on, to software such as community culture, real estate taste and so on; it has changed from a seller's market to a buyer's market; and a large number of small real estate enterprises have been acquired and merged. In order to have a place in the increasingly competitive real estate market, real estate enterprises must have their own core competitiveness of sustainable development. How to shape the core competitiveness of enterprises, is put in front of all real estate enterprises, related to the survival of the core issues. There are many factors that affect the core competence of real estate enterprises. Firstly, through the analysis of the history and present situation of enterprise culture at home and abroad, this paper analyzes the relevant theories of enterprise culture and core competence. It also explores the theoretical model of the relationship between corporate culture and core competitiveness, focuses on the unique perspective of corporate culture, and analyzes the shaping of the core competitiveness of real estate enterprises. Secondly, combining with the reality, this paper orientates the real estate enterprise culture of our country-the hard work culture, belongs to the strong enterprise culture, finally passes to the Pardi, the Vanke, the Wanda, the final pass to the Pardi, the Vanke, the Wanda, Based on the analysis of the core competence of the famous real estate enterprises at home and abroad such as Evergrande, this paper explores some laws and methods of shaping the core competitiveness of the real estate enterprises in China from the perspective of culture.
