山西省地级市商品住宅投资环境研究

【摘要】:住宅在居民生活中起着举足轻重的作用,作为宏观经济的基础,它的健康发展与否关乎各地区的大部分行业的发展。随着山西省经济和现代化建设事业的快速发展,山西省地级市住宅市场也迅猛发展,已经成为拉动当地GDP的马车且已成为新的支柱产业。任何投资商进行投资前都首先要对投资环境的优劣进行全面彻底的分析,这样才可以保证是一项成功的投资,因此对投资环境的研究受到普遍重视。由于山西省各地级市投资环境有很大差异,因此在山西省进行住宅投资前做好对住宅投资环境的研究,不论是对于房地产商还是当地政府甚至和每个居民都有重要的意义。 本文就是在这样一个背景下,采用了定性和定量相结合的方法对山西省地级市商品住宅投资环境进行了实证分析。从自然、经济、基础设施和社会文化等4个大方面具体选取了18项指标进行分析。对于法律环境因素和政治环境因素很难采用量化指标且在山西省各地级市的法律和政治环境相似,因此本文只进行了简单的阐述。本文首先运用层次分析法得出人均拥有城市道路面积、人均GDP、人均可支配收入、商品住宅开发投资额、商品住宅价格、建筑企业利润和常住人口数等重要因素(权重大于0.03的为重要影响因素),接着运用因子分析法,抽取出主成分(特征值大于1的为主成分),根据主因子一和主因子二得出山西省地级市投资环境的排名。研究得出太原市和晋城市的商品住宅投资环境最好,,吕梁市投资环境较差等结论。最后针对各地级市一一从自然环境及基础设施、经济环境、商品住宅市场环境、财务环境和资源环境相应的找出了存在的问题并提出建议。应该说,本文客观的对商品住宅投资环境理论和方法的归纳、总结,并采用多种分析方法应用到山西省地级市商品住宅投资业,具有一定的突破。
[Abstract]:Housing plays an important role in the life of residents. As the basis of macro-economy, its healthy development or not is related to the development of most industries in various regions. With the rapid development of economy and modernization in Shanxi Province, the housing market of prefecture-level cities in Shanxi Province has also developed rapidly, which has become the carriage driving the local GDP and has become a new pillar industry. Before investing, any investor should make a comprehensive and thorough analysis of the investment environment, so as to ensure the investment is a successful investment, so the research on the investment environment is paid more and more attention. Because there are great differences in investment environment among prefectural cities in Shanxi Province, it is of great significance for real estate developers, local governments and even every resident to do research on housing investment environment before housing investment in Shanxi Province. Under such a background, this paper makes an empirical analysis on the investment environment of commodity housing in prefectural cities of Shanxi Province by combining qualitative and quantitative methods. In this paper, 18 indexes are selected from four aspects of nature, economy, infrastructure and social culture. It is difficult to adopt the quantitative index for the factors of legal environment and political environment and the legal and political environment in each prefectural city of Shanxi Province is similar. In this paper, we first use the Analytic hierarchy process (AHP) to obtain the per capita urban road area, per capita GDP, per capita disposable income, commercial housing development investment, commodity housing prices, The profits of construction enterprises and the number of resident population are important factors (the weight of which is greater than 0.03), and then the factor analysis method is used. The principal component (the main component whose eigenvalue is greater than 1) is extracted, and the rank of investment environment of Shanxi prefectural cities is obtained according to the principal factors I and II. The conclusion is that the investment environment of commodity housing is the best in Taiyuan and Jincheng, and the investment environment in Luliang is poor. Finally, the existing problems and suggestions are pointed out from the natural environment and infrastructure, economic environment, commodity housing market environment, financial environment and resource environment. It should be said that this paper objectively summarizes and summarizes the theories and methods of the commercial housing investment environment, and applies various analytical methods to the commercial housing investment industry of Shanxi prefectural cities, which has a certain breakthrough.
