沈阳市房地产业发展现状统计分析

【摘要】：作为国民经济的基础产业，房地产业的发展对经济的发展有着关键性的作用。在“十一五”时期，国家出台了多项宏观调控政策，使经济实现了快速发展。由于沈阳市较好的贯彻落实了各项政策，其房地产业得到了突飞猛进的发展，房地产业开发投资额从2000年的64.04亿元增长到了2011年的1684.72亿元，各项房地产指标呈现出明显的增长态势。但是在较快发展的同时也存在一些问题，，所以有必要对沈阳市房地产业发展进行统计分析，使之对经济的发展起到良好的促进作用。 本文首先从沈阳市房地产开发投资完成情况、房屋建设情况、商品房销售情况、沈阳市房地产企业财务状况、房屋销售指数五个方面，对2000-2011年沈阳市房地产业发展现状进行简要分析。其次，从影响房地产业发展12个指标出发，选取了近几年沈阳市房地产业发展的相关数据，用因子分析方法分析了沈阳市房地产业发展的情况，并对其进行分析。同时，选取了我国东部大中城市2010年相关房地产运行的统计数据，对2010年沈阳市及东部大中城市的房地产业发展情况也进行了比较分析。最后，通过比较分析发现沈阳市房地产业存在的问题，并提出建议。
[Abstract]:As the basic industry of national economy, the development of real estate industry plays a key role in the development of economy. In the period of the eleventh five-year plan, the state issued many macro-control policies, which made the economy develop rapidly. Due to the better implementation of various policies in Shenyang, the real estate industry has developed by leaps and bounds. The investment in real estate development has increased from 6.404 billion yuan in 2000 to 168.472 billion yuan in 2011. Real estate indicators show a clear growth trend. But at the same time there are some problems in the rapid development, so it is necessary to make statistical analysis of the real estate development in Shenyang, so that it can play a good role in promoting the economic development. This article first from Shenyang real estate development investment completion situation, the housing construction situation, the commercial housing sale situation, Shenyang real estate enterprise financial situation, the housing sale index five aspects, This paper briefly analyzes the development of real estate industry in Shenyang from 2000 to 2011. Secondly, from the perspective of 12 indexes affecting the development of real estate industry, this paper selects the relevant data of real estate industry development in Shenyang in recent years, analyzes the development of real estate industry in Shenyang by factor analysis method, and analyzes the development of real estate industry in Shenyang. At the same time, the statistical data of 2010 real estate operation of large and medium cities in eastern China are selected, and the development of real estate industry in Shenyang and eastern large and medium-sized cities in 2010 is also analyzed. Finally, through comparative analysis, we find the problems of real estate industry in Shenyang, and put forward some suggestions.
