【摘要】：近几年,我国的房地产业发展迅速,成为全国经济发展的主要推动力量,使我国的经济增长速度稳居世界前列。然而在房地产业不断发展的背景下,房地产相关的项目管理工作与销售工作却越来越不尽如人意,特别是计算机技术以及网络技术的飞速发展,为人类的工作和生活提供了极大的便利,人们越来越依赖这些现代化的工具,这就使得手工管理方式的弊端日趋明显。随着房地产企业销售业务的增多,业务管理成为难度较大的一项工作,在很大程度上限制了房地产企业的可持续发展。如何利用现代化的信息技术为房地产日常管理服务,已经成为当前各大房地产企业亟需解决的问题。本文详细讨论了房地产企业销售管理系统的设计与实现过程。首先,对课题的研究背景、发展现状以及现有管理系统进行了分析,总结并提炼出了相关的系统开发和应用经验;其次,深入温州置信房地产公司进行实地调研,通过和公司工作人员的反复交流,整理出了用户的深层次需求,并以这些需求为出发点,进行系统的设计与开发;接着,对系统开发所采用的各项技术进行比较,选择B/S三层架构和ASP.NET技术作为系统开发的关键性技术,同时还结合数据挖掘技术,对现存的数据进行深度的挖掘,从海量数据中获取有用的信息,从而为房地产企业的销售工作提供依据。整个系统的建设过程都严格遵照了软件工程的相关原理与方法,在功能结构方面也注重实际的需求,贯穿于房屋销售以及费用管理等业务的整个过程,为更好地提升企业的管理能力与管理水平而服务。目标系统的开发与应用,有效改善了传统管理方式中工作效率低下、数据查询不便、资料易丢失等问题,实现了快速自动化的信息采集与处理。通过信息化手段提高了数据资料的快速统计和分析能力,为温州置信房地产公司领导层的决策提供了有利的参考依据,对于改善公司的销售业绩也具有极大的促进作用,从而进一步提升了公司的管理水平以及发展速度。
[Abstract]:In recent years, China's real estate industry has developed rapidly and become the main driving force of the national economic development. However, with the continuous development of the real estate industry, the project management and sales work related to the real estate industry are becoming more and more unsatisfactory, especially the rapid development of computer technology and network technology. People rely on these modern tools more and more, which makes the malpractice of manual management become more and more obvious. With the increase of sales business in real estate enterprises, business management has become a difficult task, which limits the sustainable development of real estate enterprises to a great extent. How to make use of modern information technology to serve the daily management of real estate has become an urgent problem for all the real estate enterprises. This paper discusses the design and implementation of sales management system in real estate enterprises in detail. First of all, the research background, development status and existing management systems are analyzed, and relevant system development and application experiences are summarized and refined. Secondly, Wenzhou confidence real estate companies to conduct field research, Through the repeated communication with the staff of the company, we sorted out the deep requirements of the users, and took these requirements as the starting point for the design and development of the system. Then, we compared the various technologies used in the system development. Selecting the three-tier architecture of B / S and ASP.
