房地产价格与居民收入差距关系研究

【摘要】:伴随房地产市场化改革进程的不断深入以及我国城镇化步伐的加快,中国的房地产业得到非常快速的发展,全国商品房平均价格呈现出逐年攀升的趋势。与此同时,居民收入差距持续扩大也成为不争的事实,无论是城乡之间还是城镇居民内部之间的收入差距都有明显的扩大。分析认为房地产价格不断上涨可以通过多种途径对居民收入差距产生影响,另一方面,居民收入差距扩大也会对房地产价格产生影响,二者表现出相互作用的关系。 本文对近年来我国房地产市场的发展现状,居民收入差距的现状,房地产价格与居民收入差距的相互作用机制进行了理论分析。在此基础上通过构建房地产价格与城镇居民收入差距的VAR模型,对房地产价格与居民收入差距之间的相互作用关系进行了实证分析。 内容安排主要是从以下几个方面展开的。第一章介绍了研究背景和研究意义,研究内容、研究方法和创新之处等方面的内容。第二章就房地产价格和居民收入差距相关的概念进行了界定,并且就房地产价格与居民收入差距关系的相关研究做了比较系统的回顾与综述。第三章通过理论分析探讨了房地产价格与居民收入差距扩大之间的关系。分析了房地产价格与居民收入差距的现状,并且重点分析了房地产价格对居民收入差距产生影响的作用途径。第四章在理论分析的基础上,,本文就房地产价格与居民收入差距之间的关系进行了实证检验。通过构建VAR模型,使用单位根检验、E-G两步法协整检验、格兰杰因果关系检验等方法,选取1990-2010年的全国商品房平均价格数据以及全国城镇居民的基尼系数数据对房地产价格与城镇居民收入差距之间的相互作用关系进行了实证分析。第五章就前面理论分析和实证分析的结果给出了本文的研究结论,并且提出了相应的对策建议。
[Abstract]:With the deepening of the real estate market reform process and the acceleration of the pace of urbanization in China, the real estate industry in China has been developing very fast, and the average price of commercial housing in China has been rising year by year. At the same time, it is an indisputable fact that the income gap between urban and rural areas and between urban and rural residents has expanded. It is concluded that the rising real estate price can influence the income gap of residents through many ways, on the other hand, the widening of the income gap will also have an impact on the real estate price. This paper makes a theoretical analysis of the development of the real estate market in China, the current situation of the income gap and the interaction mechanism between the real estate price and the income gap in recent years. On the basis of this, an empirical analysis of the interaction between real estate price and income gap of urban residents is carried out by constructing a VAR model of real estate price and income gap of urban residents. Content arrangement is mainly from the following aspects of the development. The first chapter introduces the research background and significance, research content, research methods and innovations. The second chapter defines the concept of real estate price and income gap, and makes a systematic review and summary on the relationship between real estate price and income gap. The third chapter discusses the relationship between real estate price and income gap by theoretical analysis. This paper analyzes the current situation of the real estate price and the income gap of residents, and emphatically analyzes the action of real estate price on the income gap of residents. On the basis of theoretical analysis, the fourth chapter empirically tests the relationship between real estate price and income gap. By constructing VAR model, using unit root test, E-G two-step cointegration test, Granger causality test and so on, This paper analyzes the interaction between real estate prices and income gap between urban residents and real estate prices in China from 1990 to 2010, as well as Gini coefficient data of urban residents. The fifth chapter gives the conclusion of this paper on the results of theoretical analysis and empirical analysis, and puts forward the corresponding countermeasures and suggestions.
