当前我国房地产市场形势与政策建议

【摘要】:正今年以来,我国宏观经济底部显现并呈现L型拐点。鉴于形势的变化,中央多次提出要加快"供给侧改革",尤其是要抛弃试图通过宽松货币加码来加快经济增长的幻想。对于房地产业,同样强调"供给侧改革",不能加杠杆去库存,而要通过加快城镇化,满足城镇合理住房需求,促进房地产市场健康发展。目前,中国房地产市场面临投资增长乏力、成交量放缓、房价调整等趋势。预计今年下半年至明年,全国房地产市场可能会进入调整期,市场将从"少数城市热、多数城市冷"
[Abstract]:Since this year, our country macroscopical economy bottom appears and presents L-type inflection point. In view of the changes in the situation, the central government has repeatedly proposed to speed up "supply-side reform", especially to abandon the illusion of trying to speed up economic growth by increasing the number of loose money. For the real estate industry, we should also emphasize "supply-side reform", instead of adding leverage to the inventory, we should speed up urbanization, meet the reasonable housing demand of cities and towns, and promote the healthy development of the real estate market. At present, China's real estate market is faced with sluggish investment growth, slower trading volume, housing price adjustment and other trends. It is expected that from the second half of this year to next year, the national real estate market may enter a period of adjustment, and the market will change from "a few cities hot, most cities cold".
