我国房地产政策影响效果的生存分析与测算

【摘要】：文章通过对新建住宅销售市场的采样,分析了在当前房地产宏观调控背景下房地产销售价格与销售持续期的关系。研究表明,国家的宏观调控政策是导致商品住房销售持续期延长的一个重要原因。同时,在当前社会大背景下,无论是消费者还是投资者都有一种持币观望的心态,这就延长了物业的销售持续期。当前的调控政策明显延长了开发商的销售时间,这肯定对平抑房价有着一定作用,特别是在一系列政策出台后,房价有可能实现理性回归。
[Abstract]:This paper analyzes the relationship between real estate sales price and sales duration under the background of real estate macro-control by sampling the new housing sales market. The study shows that the national macro-control policy is an important reason for prolonging the duration of commodity housing sales. At the same time, in the current social context, both consumers and investors have a wait-and-see attitude, which prolongs the sales period of property. The current regulation and control policy has obviously prolonged the developer's sales time, this certainly has certain function to the stabilization of the house price, especially after a series of policies, the house price may realize the rational return.
