基于信息不对称的建材市场研究

【摘要】: 信息是表征事物运动状态及其状态变化的方式。信息伴随一切事物和活动的始终,包括经济活动、社会活动以及日常活动。随着人们对信息认识的提高,以及信息技术的发展,人们对信息的研究和信息的利用不断加强。在信息带给人们价值的同时,也带来了诸多负面效应或者说出现了诸如信息不对称的现象。只要市场存在,信息不对称就存在。信息不对称现象是伴随信息的产生、传递、利用而一直存在并发生着变化的。信息不对称现象的产生有其根源。社会的发展使得社会专业分工的加剧、个人知识和能力的限制、社会经济机制、加上个人综合素质的不同,以及“私有信息”的普遍存在,诸如这些都是信息不对称现象产生的社会根源和制度根源。 随着社会经济的发展,城镇一体化建设进程的加快,建材市场不断繁荣。尤其是2008年全球金融危机以来,在中国政府宏观调控下,2009年国内的房地产市场得到了异常的繁荣。2010年的一季度,国内的房地产市场依然具有蓬勃发展的趋势。市场的分割和连带性,国内的建材市场在房地产市场的带动下,也得到了巨大的发展。尤其是2010年中央一号文件提出的“建材下乡”政策,必将进一步推动全国建材市场的新一轮发展。 在建材市场的背后,应该看到市场的信息不对称现象。信息不对称现象严重影响,甚至制约着建材市场的健康发展。目前,国内外学者对信息不对称的研究比较多。对建材市场的研究也不乏其人,但大都停留在对建材市场的表面陈述上,深入系统研究的还相对较少。这主要跟行业的性质有关,学者或研究人员跟建材行业的人群相脱离是致使国内外建材市场难以得到充分深入研究的一个重要原因。只有极少数的研究中提到了建材市场中的信息不对称现象,但未对建材市场中的信息不对称现象进行分析解释以及问题的进一步解决。 本文依据信息不对称理论对合肥市建材市场进行研究。首先,介绍了信息不对称的基本理论:包括信息不对称的概念和特征;信息不对称理论在诸多领域的表现,如信息不对理论在农产品中的表现;信息不对称产生的原因以及行为选择;国内外建材市场的研究现状,以及国内外建材市场的发展趋势。 第二部分,对信息不对称理论的研究。信息不对称理论主要有两个重要方面,即信息不对称产生的“逆向选择”和“道德风险”。同时,重点分析了信息不对称下消费者的信息决策行为,并给出了消费者信息搜寻模型。 第三部分,系统地分析了建材及建材市场的基本理论,对建材的种类划分及建材的用途进行了界定,并对建材市场的组织形式给予了分类,总结了国内建材市场发展的特点和存在的问题。 第四部分,介绍了合肥市建材市场的特点、出现的问题。根据合肥市建材市场参与主体给出了合肥市建材市场的信息模型,并对信息模型中的不对称问题进行分析,进而得出了改进的合肥市建材市场信息模型。在合肥市建材市场信息模型的基础上,对信息模型中的业主与建材经销商之间的信息博弈展开分析,并以建材市场的油漆市场为例对博弈模型进行了进应用。 第五部分,针对合肥市建材市场存在的问题的分析,提出了解决合肥市建材市场信息不对称的具体对策,提出了政府的政策引导和建材市场的自行调节相结合。加大合肥市信息基础设施建设,加强建立合肥市建材市场监管信息共享制度,培育合肥市建材信息咨询机构,大力开展道德诚信教育和信息素养教育,改变合肥市建材市场信息资源配置,参加合肥市建材团购会,加大合肥市“建材下乡”力度。
[Abstract]:Information is the way to represent the state of things'movement and their state changes.Information accompanies all things and activities from beginning to end, including economic activities, social activities and daily activities.With the improvement of people's understanding of information and the development of information technology, people's research and utilization of information have been strengthened. As long as the market exists, information asymmetry exists. Information asymmetry is accompanied by the generation, transmission, utilization and has been existing and changing. Information asymmetry has its root causes. The development of society makes society. The intensification of specialization, the limitation of individual knowledge and ability, the social and economic mechanism, the difference of individual comprehensive quality, and the prevalence of "private information" are the social and institutional roots of information asymmetry.
With the development of social economy and the acceleration of urban integration, the building materials market has been flourishing. Especially since the global financial crisis in 2008, under the macro-control of the Chinese government, the domestic real estate market has been exceptionally prosperous in 2009. In the first quarter of 2010, the domestic real estate market still has a flourishing trend. With the division and connection of the market, the domestic building materials market has also been greatly developed under the drive of the real estate market. Especially the policy of "building materials going to the countryside" put forward in the No. 1 document of the Central Committee in 2010 will further promote the new round of development of the national building materials market.
Behind the building materials market, we should see the information asymmetry phenomenon of the market. The information asymmetry phenomenon seriously affects, even restricts the healthy development of the building materials market. This is mainly related to the nature of the industry. Scholars or researchers are separated from the people in the building materials industry, which is an important reason why it is difficult for the domestic and foreign building materials market to be fully studied. The information asymmetry in the field is analyzed, explained and further solved.
Based on the theory of information asymmetry, this paper studies the market of building materials in Hefei. Firstly, it introduces the basic theory of information asymmetry: including the concept and characteristics of information asymmetry; the performance of information asymmetry theory in many fields, such as the performance of information asymmetry theory in agricultural products; the causes and behavior of information asymmetry. Selection; research status of building materials market at home and abroad; and development trend of building materials market at home and abroad.
In the second part, the theory of information asymmetry is studied. There are two important aspects in the theory of information asymmetry: adverse selection and moral hazard.
The third part systematically analyzes the basic theory of building materials and building materials market, defines the types and uses of building materials, classifies the organizational forms of building materials market, and summarizes the characteristics and existing problems of domestic building materials market development.
The fourth part introduces the characteristics and problems of Hefei's building materials market. According to the participants in Hefei's building materials market, the information model of Hefei's building materials market is given, and the asymmetric problems in the information model are analyzed. Then the improved Hefei's building materials market information model is obtained. On the basis of the model, the information game between the owner and the dealer is analyzed, and the game model is applied to the paint market of the building materials market.
In the fifth part, aiming at the analysis of the problems existing in the building materials market of Hefei, the paper puts forward the concrete countermeasures to solve the information asymmetry in the building materials market of Hefei, and puts forward the combination of the government's policy guidance and the self-regulation of the building materials market. To cultivate Hefei building materials information consultation institutions, vigorously carry out moral integrity education and information literacy education, change the allocation of information resources in Hefei building materials market, participate in Hefei building materials group buying meeting, and increase the intensity of "building materials going to the countryside" in Hefei.
