房地产发展阶段研判及土地参与调控对策

【摘要】:正当前我国房地产投资过热导致金融资产过多转向房地产行业,由此可能引发的潜在金融风险等问题日益凸显。笔者认为,稳定房地产市场,规避潜在的金融风险可以从国外房地产行业的市场发展规律中总结研判我国目前房地产发展阶段,并从中找到适应我国基本国情的房地产调控模式和方向。对房地产发展阶段的研判从房地产业对经济的贡献度来看,我国房地产市场尚处于过渡发展阶段。根据对美国、澳大利亚、法国、德国、日本等14个国家的相关研究,
[Abstract]:At present, the overheating of real estate investment in our country leads to too much financial assets turning to the real estate industry, which may lead to the potential financial risks and so on. The author believes that stabilizing the real estate market and avoiding the potential financial risks can sum up and study the current stage of real estate development in China from the market development laws of the foreign real estate industry. And find out the real estate regulation and control mode and direction that adapt to the basic national conditions of our country. From the view of the contribution of real estate to economy, the real estate market of our country is still in the transitional stage of development.
