某商住一体楼结构设计与技术经济分析

【摘要】:随着中国建筑业的发展,房地产市场竞争日益加剧,建筑企业为了谋求更好的生存和发展,必须加强项目的经济成本控制,提高市场竞争力。在建筑成本控制中,设计阶段的考量对工程经济性控制起到指导性、决定性的作用,这就对设计阶段的经济成本控制提出了更高的要求。项目方案的综合性能的优劣,不仅表现在技术性能上的优势,经济性能也是一个非常重要的衡量指标。因此,将技术与经济综合考虑到实际结构设计方案中,显得尤为重要。本论文以现今较流行的loft高层商住一体楼为研究对象,采用跨学科、定性与定量相结合等方法进行了研究,主要内容如下:(1)以某loft高层商住一体楼为例,对该工程进行结构选型,确定了框架剪力墙结构和框支剪力墙结构这两种结构方案的布置。采用现行的结构设计规范和PKPM结构设计软件,对这两种方案进行结构建模、计算和调整。根据电算结果,对两种结构布置方案整体指标进行了详细对比分析。(2)对两种结构设计方案进行经济指标和敏感性分析。对框架剪力墙结构和框支剪力墙结构的主要工程量进行横向和纵向的比较,找出两种方案的工程量的不同特点。介绍了敏感性分析原理,并在工程实例中进行了应用,找出影响不同结构设计方案土建造价的敏感因素,供结构设计及投资决策参考。(3)运用价值工程理论对工程项目实例进行技术与经济的综合分析,先后经过功能系数的确定、成本系数的确定、价值系数的计算到最后的方案的评价分析。通过分析,较为全面的对方案技术与经济性能进行了评价,并为设计人员提出了结构设计方案优选的思路。
[Abstract]:With the development of Chinese construction industry, the competition in real estate market is becoming more and more serious. In order to survive and develop better, construction enterprises must strengthen the economic cost control of projects and improve the market competitiveness. In the construction cost control, the consideration of the design stage plays a guiding and decisive role in the engineering economic control, which puts forward higher requirements for the economic cost control in the design stage. The advantages and disadvantages of the comprehensive performance of the project are not only the advantages of the technical performance, but also the economic performance is a very important measurement index. Therefore, it is very important to integrate technology and economy into actual structural design. This paper takes the loft high-rise commercial and residential building as the research object, and adopts the interdisciplinary, qualitative and quantitative methods to study it. The main contents are as follows: (1) taking a loft high-rise commercial and residential building as an example, The structure selection of the project is carried out, and the arrangement of the frame shear wall structure and the frame supported shear wall structure is determined. Using the current structural design specification and PKPM structural design software, the structural modeling, calculation and adjustment of these two schemes are carried out. According to the results of computer calculation, the whole index of the two structural layout schemes is compared and analyzed in detail. (2) the economic index and sensitivity analysis of the two structural design schemes are carried out. The main engineering quantities of frame shear wall structure and frame-supported shear wall structure are compared horizontally and longitudinally, and the different characteristics of the two schemes are found out. This paper introduces the principle of sensitivity analysis, and applies it to engineering examples to find out the sensitive factors that affect the civil construction cost of different structural design schemes. For structural design and investment decision-making reference. (3) using the value engineering theory to carry on the technical and economic comprehensive analysis to the engineering project example, successively through the function coefficient determination, the cost coefficient determination, The calculation of the value coefficient to the final evaluation of the program analysis. Through analysis, the technical and economic performance of the scheme is evaluated comprehensively, and the idea of structural design scheme selection is put forward for designers.
