中国房地产市场的基础性制度研究——基于现代制度经济学的一般性分析

【摘要】:住房是一种与一般商品完全不同具有多元属性的商品,住房的多元属性也显示出他的多重功能。如社会功能、政治功能及经济功能,经济功能又可消费也可投资。因此,对住房功能的界定往往成了房地产市场能否持续发展的关键。中国政府坚持把房地产市场定位为保证居住功能的市场,这既有中国国情的现实背景,也来自住房本身的内在性。这是保证中国房地产市场持续稳定发展的原则,如何把这原则固化在制度上,就是确立中国房地产市场的基础性制度。对中国房地产市场的基础性制度研究是一个重大理论问题,也具有重大的现实意义。
[Abstract]:Housing is a kind of commodity which is completely different from the general commodity with multiple attributes, and the multiple attributes of housing also show its multi-function. Such as social function, political function and economic function, economic function can consume also can invest. Therefore, the definition of housing function is often the key to the sustainable development of the real estate market. The Chinese government insists on positioning the real estate market as the market to guarantee the housing function, which is not only the realistic background of China's national conditions, but also comes from the inherent nature of housing itself. This is the principle to ensure the sustained and stable development of China's real estate market. How to solidify this principle in the system is to establish the basic system of China's real estate market. The research on the basic system of China's real estate market is an important theoretical issue and also of great practical significance.
