中小型房地产企业财务危机的成因和识别预警

【摘要】:近年来,我国房地产企业的发展趋势直线上升,总体来说,伴随着国内总体经济的发展,大体呈现出一片繁荣的形势,相对应的也出现了一群中小型房地产企业。这些中小型企业发展状况不尽相同,其中有相当一部分甚至难以持续发展,从财务管理的角度来说,一方面是系统性的原因,不断地调整变动,引起全社会全行业企业的财务对策的连锁反应,如果房地产企业对类似的系统性反应无法采取合适的应对方法,房地产企业将会由此陷入财务危机;另一方面,企业的经营管理水平,尤其是中小企业的经营管理水平普遍较为低下,存在着单个房地产开发企业存在的非系统性风险,如果处理不好,也会引发财务危机。在当前社会经济和行业的宏观调控越来越频繁,市场风险因素越来越大越复杂的背景下,中小型房地产企业如何在经营过程中全面、系统地防范财务危机,是企业应对市场挑战的一个极其重要的方面,而财务危机正确的成因分析、风险识别和预警,是有效防范财务危机的前提条件。
[Abstract]:In recent years, the development trend of the real estate enterprises in our country has been rising in a straight line. In general, with the development of the overall domestic economy, there is a prosperous situation in general, and a group of small and medium-sized real estate enterprises appear correspondingly. The development situation of these small and medium-sized enterprises is not the same, and a considerable number of them are even difficult to develop sustainably. From the perspective of financial management, on the one hand, there are systemic reasons for constantly adjusting and changing. The chain reaction that causes the whole society whole industry enterprise's financial countermeasure, if the real estate enterprise cannot take the appropriate response to the similar systematic reaction, the real estate enterprise will fall into the financial crisis; On the other hand, the management level of enterprises, especially the management level of small and medium-sized enterprises is generally low, there is a single real estate development enterprises exist non-systemic risk, if not handled properly, will also lead to financial crisis. Under the background that the macro-control of social economy and industry is becoming more and more frequent and the market risk factors are becoming more and more complicated, how to prevent the financial crisis comprehensively and systematically in the management process of the small and medium-sized real estate enterprises? It is an extremely important aspect for enterprises to deal with the market challenge, and the correct cause analysis, risk identification and early warning of financial crisis are the precondition to effectively prevent financial crisis.
