西安A房地产项目经济评价研究

【摘要】:随着房地产市场竞争的日益激烈和市场环境的变化,房地产投资从获取超额利润逐步走向获取市场平均利润,项目投资必须经过科学、规范的决策才能避免开发风险,获取正常行业利润。因此任何一个房地产公司或项目,要在项目开发周期内降低开发风险,在竞争中获取成功,,必须在开发之前进行科学严谨的房地产投资评价研究,尤其是市场环境、投资和收益评价研究。 本文首先对经济评价相关理论进行介绍;通过对A项目的宏观经济环境、区域市场环境和可比案例进行分析,得出项目所处主要市场环境;通过对项目的市场需求特征、优劣势、机会威胁进行总结判断,确定了项目的初步规划定位;通过对项目评价主要指标的分析,运用市场比较法和不确定分析等经济评价方式,对项目投资估算和投资收益进行评价,并对项目面临的主要风险进行了判断。 本文以房地产企业实际操作项目为研究对象,理论分析结合实证研究,对项目开发的可行性进行了论证,为项目开发决策提供实际的理论支持和客观依据,对于房地产企业的项目决策论证具有一定的现实参考意义。
[Abstract]:With the increasingly fierce competition in the real estate market and the change of the market environment, the real estate investment gradually moves from obtaining excess profits to obtaining the average profit of the market. The project investment must go through scientific and standardized decisions to avoid the development risk. To obtain normal industry profits. Therefore, any real estate company or project, in order to reduce the development risk and succeed in the competition, must carry on the scientific and rigorous real estate investment appraisal research before the development, especially the market environment. Research on Investment and income Evaluation. This paper first introduces the relevant theories of economic evaluation, through the analysis of macroeconomic environment, regional market environment and comparable cases of project A, obtains the main market environment in which the project is located. Through summarizing and judging the market demand characteristics, advantages and disadvantages, opportunity threat of the project, the preliminary planning positioning of the project is determined. Through the analysis of the main indexes of the project evaluation and the economic evaluation methods such as market comparative method and uncertain analysis, this paper evaluates the investment estimate and investment income of the project, and judges the main risks faced by the project. This article takes the real estate enterprise actual operation project as the research object, the theory analysis unifies the demonstration research, has carried on the demonstration to the project development feasibility, provides the actual theory support and the objective basis for the project development decision. For the real estate enterprise project decision-making demonstration has certain realistic reference significance.
