万科地产公司采购管理研究

【摘要】:房地产行业是我国的新型支柱产业,其巨大的产业带动力使其受到广泛的关注。随着市场竞争的激烈发展,采购管理逐渐得到房地产企业的重视,成为提升地产企业核心竞争力的重要因素之一,是影响地产企业经济效益的关键。 采购管理在房地产开发过程中极其重要,直接影响着房地产产品的质量、成本和工期目标。本文以采购及采购管理基础理论为依据,注重理论与实证相结合,联系现阶段房地产企业采购管理的不足,系统地对行业典范万科地产的采购管理模式进行梳理和研究,然后针对大多数房地产企业提出相关改进建议。 首先,论文概述了房地产采购管理相关理论,包括采购及采购管理含义和原则,房地产企业采购范围、分类及特点,房地产企业采购原则和流程,房地产业采购模式和方法;论文还分析了大多数房地产企业采购管理目前存在的一些问题。 其次,论文系统地分析了万科的采购管理发展历程、采购管理模式特点、采购职能战略及采购程序流程;着重研究了万科邀请招标的应用和万科对供应商的管理,介绍了万科采购招标过程并通过具体案例与实际结合,探讨了万科选择供应商考虑的因素,及万科建立的供应商认证评审体系和供应商评估体系。 最后,论文结合万科优秀典型的采购管理方法,针对大多数房地产企业采购管理目前存在的问题提出改进建议,以完善房地产业的采购管理体系。
[Abstract]:Real estate industry is a new type of pillar industry in China. With the fierce development of market competition, purchasing management has been paid more and more attention by real estate enterprises, which has become one of the important factors to enhance the core competitiveness of real estate enterprises and the key to affect the economic benefits of real estate enterprises. Purchasing management is very important in the process of real estate development, which directly affects the quality, cost and target of time limit of real estate products. Based on the basic theory of purchasing and purchasing management, this paper focuses on the combination of theory and practice, and systematically combs and studies the purchasing management mode of Vanke Real Estate, a model of the real estate industry, in view of the deficiency of purchasing management in real estate enterprises at the present stage. Then for the majority of real estate enterprises to put forward relevant suggestions for improvement. First of all, the paper summarizes the relevant theories of real estate procurement management, including the meaning and principle of procurement and procurement management, the scope, classification and characteristics of real estate enterprise procurement, real estate enterprise procurement principles and processes, real estate procurement model and methods; The paper also analyzes some problems existing in purchasing management of most real estate enterprises. Secondly, the paper systematically analyzes the development course of Vanke's procurement management, the characteristics of procurement management mode, the procurement function strategy and the procurement procedure process. This paper focuses on the application of Vanke's invitation to bid and the management of suppliers by Vanke, and introduces the process of purchasing and bidding of Vanke, and discusses the factors that Vanke considers in selecting suppliers through the combination of concrete cases and practice. And Vanke established supplier certification evaluation system and supplier evaluation system. Finally, combining Vanke's excellent and typical purchasing management method, the paper puts forward some suggestions to improve the purchasing management system of real estate industry in view of the problems existing in the purchasing management of most real estate enterprises.
