基于J2EE房地产客户管理系统的设计与实现

【摘要】:由于当前房产制度的改革和新的土地政策的执行,房地产行业在市场经济中的发展举步维艰,销售量大幅度下降。客户是企业发展的根本,只有提高对客户服务的质量,留住老客户发展更多新客户,企业才能在房地产行业立下不败之地。本课题开发的房地产行业的客户管理系统命名为置业会系统。论文首先对市场经济的状况进行调查,了解开发系统的目的和意义,提出对客户管理方面的改进和要求,然后从系统的技术路线、采用的开发平台和设计模式进行深入的研究和介绍。在详细需求分析的基础上对系统框架和功能结构进行设计以及数据库和各个子模块的设计,最后对系统模块进行实现和测试。本系统的主要功能是实现房地产置业的管理工作,功能包括置业会会员管理,会员积分管理,会员奖品管理,会员事件(投诉、建议等)管理,客户满意度调查的管理以及系统的管理六个功能。本文的主要工作是首先用UML工具对系统进行用例建模,使用基于J2EE的软件开发平台,将系统设计为SSH轻量级框架,Struts实现系统的整体架构,负责实现MVC的分离,对持久层的支持依靠Hibernate框架,Spring用来管理其他层。借助使用企业级EJB技术,数据库方面使用SQL Server数据库,在应用服务器端使用Weblogic开发浏览器/服务器模式体系结构的系统。在整个系统开发的过程中,采用MVC的开发模式:将表示层、业务逻辑层和数据持久层分离,将企业现有的系统应用程序映射成服务,通过开发规范的标准的接口技术实现与现有系统的集成。本次开发的客户管理系统在房地产置业会方面还是比较先进的,满足企业和客户的需要,运行效果良好。
[Abstract]:Because of the reform of the current real estate system and the implementation of the new land policy, the development of the real estate industry in the market economy is very difficult, and the sales volume has dropped by a large margin. Customer is the foundation of enterprise development. Only by improving the quality of customer service and retaining old customers to develop more new customers can the enterprise be invincible in the real estate industry. This subject develops the real estate industry customer management system named as the real estate association system. Firstly, the paper investigates the situation of the market economy, understands the purpose and significance of developing the system, puts forward the improvement and requirements of the customer management, and then from the technical route of the system, Using the development platform and design patterns for in-depth research and introduction. On the basis of detailed requirement analysis, the system framework and function structure are designed, and the database and each sub-module are designed. Finally, the system module is implemented and tested. The main function of this system is to realize the management of real estate home purchase. The functions include the management of home ownership members, the management of membership points, the management of member prizes, the management of member events (complaints, suggestions, etc.), Customer satisfaction survey management and system management six functions. The main work of this paper is to use UML tools to model the system first. Using the software development platform based on J2EE, the system is designed as a lightweight framework of SSH, and Struts implements the overall architecture of the system, which is responsible for the separation of MVC. Support for persistence layers relies on the Hibernate framework, which Spring uses to manage other layers. With the help of enterprise EJB technology, SQL Server database is used in database, and Weblogic is used in application server to develop the system of browser / server mode architecture. In the whole system development process, the development mode of MVC is adopted: the presentation layer, the business logic layer and the data persistence layer are separated, and the existing system application program of the enterprise is mapped to the service. The integration with the existing system is realized by developing the standard interface technology of the specification. The customer management system developed this time is more advanced in the real estate property purchasing meeting. It meets the needs of enterprises and customers and runs well.
