板式高层住宅建造设计与经济性分析

【摘要】:国家土地资源的日益紧缺、高昂的房价及大套型住宅供给比例的不断增高使得我国的住宅市场发展处于近乎失衡状态,根据我国目前的住宅市场情况,无论从消费者角度、房地产开发商角度还是国家有效利用土地资源的角度,迫切需要建设套型面积适中、具有高舒适度标准的经济型住宅,而此项内容正是住宅节地的一个重要方面。 同时,住宅“节地”作为住宅经济性能评价的主要方面之一,对国家土地资源的有效利用、住宅市场的规范运作及住宅的规划设计起着至关重要的作用。虽然国家大力提倡发展“节能省地型”住宅,然而我国对于节地方面的研究还处于初步阶段,相关的资料及参考依据亦比较缺乏,除了在住宅性能评价标准中经济性评价方面有所涉及外,国家并没有出台相应政策及评价标准,导致住宅节地在实际操作中存在较大难度。因此,对于住宅节地方面的研究是非常必要和迫切的,建立一个合理的住宅节地评价体系,增加节地的可操作性具有重要的现实意义。 本文以市场占有率较高及具有广阔发展前景的板式高层住宅为研究对象进行了相关的研究。 首先,论文对价值工程的原理及对住宅节地评价中运用价值工程的必要性进行了分析; 其次,从设计角度对影响节地方案的主要指标,即使用面积系数、套型规模及单元人均面积进行了定性定量分析与研究,使其在为本文节地评价指标的选取及指标标度的确定提供依据的同时,增强本文的应用性,,对相关的研究人员和设计人员起到参考与借鉴作用。 再次,本文根据板式高层住宅的特点,对影响板式高层住宅节地的主要因素进行了研究,选择合理的、正确的、有代表性的重要因素作为建筑节地指标,从而构建了板式高层住宅节地评价指标体系。 板式高层住宅节地方案评价体系的构建,不仅使建筑师和开发商能够清晰地针对具体项目进行节地方案评价,激发房地产开发企业对评价体系的兴趣,促进住宅节地工作的进程和房地产的健康发展,同时还能推动我国住宅性能评价体系的发展,完善和健全节地性能评价指标体系。 最后,结合工程实例,对论文的研究成果进行了应用分析。根据价值工程原理对实例中的三种方案运用板式高层住宅节地方案评价体系进行了科学合理的评价,实例验证了所创建模型的可行性。
[Abstract]:With the increasing shortage of land resources in China, the high housing prices and the increasing proportion of large housing supply make the development of housing market in our country almost unbalanced. According to the current situation of our country's housing market, no matter from the consumer's point of view, From the angle of real estate developers or the country's effective use of land resources, it is urgent to build economic housing with moderate suite area and high comfort standard, and this content is an important aspect of housing land conservation. At the same time, as one of the main aspects of housing economic performance evaluation, housing "land conservation" plays an important role in the effective utilization of national land resources, the standardized operation of housing market and the planning and design of housing. Although the state strongly advocates the development of "energy-saving and land-saving" housing, the research on land conservation in our country is still in its initial stage, and the relevant materials and references are also relatively lacking. In addition to the economic evaluation of residential performance evaluation standards, the country has not issued the corresponding policies and evaluation standards, resulting in the housing land saving in the actual operation is more difficult. Therefore, it is very necessary and urgent to study the aspect of residential land saving. It is of great practical significance to establish a reasonable evaluation system of residential land conservation and to increase the operability of saving land. In this paper, the high market share and broad prospects for the development of high-rise housing as the research object of the relevant research. First of all, the paper analyzes the principle of value engineering and the necessity of using value engineering in the evaluation of residential land conservation. Secondly, from the design point of view, qualitative and quantitative analysis and research are carried out on the main indicators that affect the land saving scheme, namely, the use area coefficient, the scale of the suite type and the per capita area of the unit. It can provide the basis for the selection of evaluation indexes and the determination of index scale in this paper, at the same time, enhance the application of this paper, and play a reference role for the relevant researchers and designers. Thirdly, according to the characteristics of board high-rise housing, this paper studies the main factors that affect the floor saving of board high-rise housing, and selects the reasonable, correct and representative important factors as the building land saving index. Therefore, the evaluation index system of slab high-rise residence is constructed. The construction of the evaluation system of the plane-type high-rise residential land saving scheme not only enables architects and developers to clearly carry out land saving scheme evaluation for specific projects, but also stimulates the interest of real estate development enterprises in the evaluation system. At the same time, it can promote the development of residential performance evaluation system in China, perfect and perfect the evaluation index system of land saving performance. Finally, the application of the research results is analyzed with engineering examples. According to the principle of value engineering, the evaluation system of land saving scheme of slab high-rise residence is evaluated scientifically and reasonably. The feasibility of the model is verified by the example.
