破解被征收房屋评估价值难题

【摘要】：正在城市房屋征收中,被征收人最关心的热点问题就是被征收房屋价值,而被征收房屋价值则以具有估价资质的房地产估价机构(简称评估机构)按照房屋征收评估办法评估来确定。一般评估机构在项目评估前,都会选择被征收房屋类似房地产市场交易案例的一组数据作为基础,通过比较法、收益法、成本法等评估方法,客观地确定出被征收房屋
[Abstract]:In the process of urban housing expropriation, the hot issue that the expropriated people are most concerned about is the value of the expropriated house. The value of the expropriated house is determined by the real estate appraisal institution (referred to as the appraisal agency) which has the appraisal qualification according to the housing collection and evaluation method. Before the project evaluation, the general evaluation organization will choose a set of data of the expropriated house similar to the real estate market transaction case as the basis, through the comparative method, the income method, the cost method and other evaluation methods, objectively determine the expropriated house.
